Burbank has been its own city since 1911, the first in the San Fernando Valley to incorporate, and it runs its own water and power utility, police, fire department and school district. Warner Bros., Disney and the former NBC lot are here, and so is Hollywood Burbank Airport, which is replacing its old terminal with a new 14-gate building.
Gary Jacobs runs a Burbank address through a few local filters early: the flight paths, the hillside fire zone above Glenoaks, and whether horses are allowed.
David Burbank, a dentist, bought part of Rancho Providencia in 1867 and raised sheep and wheat; speculators laid out the townsite in 1887, and the city incorporated on July 8, 1911. Aviation built it. Lockheed opened its plant in 1928, United Airport was dedicated in 1930 on the site of today's airport, and during World War II Lockheed employed up to 98,000 people, later designing the U-2 and SR-71 in its Skunk Works. Warner Bros. made Burbank its headquarters by 1937, Disney arrived in 1939, and NBC built its Burbank studios in the 1950s and '60s. Much of the housing dates from that boom, with 1940s and '50s homes across the flats.
The neighborhoods have distinct characters. Magnolia Park, laid out in the early 1920s and built up mostly in the 1940s, has vintage shops along Magnolia Boulevard. The Rancho Equestrian District, next to Griffith Park, allows horses, with riding lanes along Riverside Drive. The Media District near the studios has had growth limits since the early 1990s. Up in the Verdugo foothills, hillside streets above Glenoaks reach the Stough Canyon and Wildwood Canyon trails. Burbank Unified runs Burbank High and John Burroughs High, plus Muir, Luther Burbank and Dolores Huerta middle schools. Buyers here often compare Toluca Lake, Glendale, Studio City and North Hollywood.

Absorption rate shows how fast homes are selling. It takes the homes for sale today and divides them by the number of homes that sold per month over the last 12 months.
The answer is how many months it would take to sell every home on the market if no new listings came up. Under about 4 months usually means a seller’s market, 4 to 6 months is balanced, and over 6 months favors buyers.
Right now about 38% of the homes for sale in Burbank are selling each month.

Outlines are drawn from Los Angeles County parcel records. Most of Burbank has no single tract name, so only named communities are shown.
It depends on where you are relative to the runways and flight paths. In 2017 the FAA moved departure routes onto satellite-based paths that concentrate flights over parts of the Valley south of the 101, so noise complaints now come from Studio City and Sherman Oaks as well as Burbank. The airport is running a federal Part 150 noise study, but sound insulation programs generally reach only homes inside the 65-decibel DNL contour. Visit a house at several times of day, including early morning.
Burbank does not have a local hard rent cap; voters rejected a rent control measure, Measure RC, in 2020. Many rentals fall under California's statewide cap (AB 1482), and the city's own tenant protection ordinance requires relocation payments, generally three months' rent, for most no-fault evictions. The City Council has also been working on a local soft cap tied to relocation payments, so investors should check the current status with the city's housing division.
Yes, in the Rancho Equestrian District, roughly bounded by Griffith Park, Victory Boulevard, Olive Avenue and Alameda Avenue, where zoning allows horses on many lots and Riverside Drive has horse lanes. Riders cross into Griffith Park's trail system and the Los Angeles Equestrian Center nearby. Confirm a specific parcel's zoning and the existing stable setup before you buy.
Burbank Unified serves the whole city, with two comprehensive high schools, Burbank High and John Burroughs High, three middle schools, John Muir, Luther Burbank and Dolores Huerta (formerly David Starr Jordan), and about a dozen elementary schools. Assignment is by address, so check the district's boundary lookup for a specific home.
The foothill neighborhoods above Glenoaks Boulevard, along the Verdugo Mountains, include areas mapped as Very High Fire Hazard Severity Zones. That brings annual brush clearance inspections from the Burbank Fire Department and can raise insurance costs or limit carrier options. Hillside lots also come with the city's hillside development standards, which affect additions and new construction.
Electricity and water come from Burbank Water and Power, the city's own utility, rather than Southern California Edison or LADWP. Rates and conservation rules are set locally, which buyers moving from other parts of Los Angeles sometimes notice on their first bills. Burbank has bought power from Hoover Dam since the 1930s and buys roughly half its water from the Metropolitan Water District.
The 5 and the 134 frame the city, and the 101 is a few minutes away through Toluca Lake. Metrolink stops at Downtown Burbank and the airport, and the B Line subway is close by in North Hollywood. Many residents work at the studios in the Media District, which keeps a lot of commutes short.
Burbank values vary between the flats, the Rancho, the hillside streets and the blocks closest to the airport. Horse-keeping rights, views and flight-path exposure can all show up in price. Gary Jacobs can pull the recent closed sales near you and show you how your home compares.
