Fall is the Conejo Valley’s best-kept secret. The heat breaks, the hills stay gold, and between late September and early December the calendar fills up with community events, new restaurant openings, and — this year — the opening of the largest wildlife crossing in the world. If you are living here, thinking about moving here, or getting a home ready to sell, here is what is actually happening across Westlake Village, Thousand Oaks, Newbury Park, Agoura Hills and Oak Park this fall.
I put this together every quarter because the questions I get from clients are almost never about interest rates. They are about what it is really like to live here. What is opening at The Lakes. Whether that construction on Agoura Road is ever going to end. Which weekend the good festivals land on. So let’s get into it.
The headline: the Wallis Annenberg Wildlife Crossing opens December 2
After years of construction over ten lanes of the 101 at Liberty Canyon, the Wallis Annenberg Wildlife Crossing officially opens on Wednesday, December 2, 2026. The public celebration runs from 11:30 a.m. to 3:30 p.m., with a ribbon-cutting at the crossing itself and a companion event at King Gillette Ranch in Calabasas. Admission to the public celebration is ticketed.
It is genuinely a big deal, and not only for the mountain lions. This is now the most recognizable landmark on the entire Agoura Hills–Calabasas stretch of the 101, and it has put Liberty Canyon on the map for people who had never heard of it. I wrote a separate piece on what the crossing means for the neighborhoods around it, because it deserves more than a paragraph.
What has opened, closed and changed around the valley
Retail and restaurant turnover tells you more about a neighborhood’s trajectory than almost any statistic. Here is the current scoreboard:
- Erewhon opened at The Lakes at Thousand Oaks in late August — a meaningful signal about where the Thousand Oaks retail corridor is heading.
- Malibu Brewing Company opened a new Agoura Hills location in late August.
- Jon & Vinny’s is now open in Calabasas, and Marmalade Cafe closed at The Commons at Calabasas in early August.
- POP MART opened its first Ventura County store at The Oaks in Thousand Oaks, alongside a second Newberry Candy location.
- Raising Cane’s opened in Thousand Oaks in August; Juice It Up arrives at the Oakbrook Shopping Center in September.
- Crumbl Cookies closed at The Shoppes at Westlake Village, and Cafe Rio closed in Thousand Oaks in August.
- Coming soon: PopUp Bagels at The Lakes, Laidrey Coffee Roasters in Thousand Oaks, and Cotti Coffee in Newbury Park.
Fall events worth putting on the calendar
A representative sample rather than an exhaustive list — always confirm dates with the organizer before you drive over:
- Public Safety Fair & Touch-A-Truck — Wednesday, September 16, 5–7 p.m., Westlake Village Community Park. Fire Department, Lost Hills Sheriff and more. Free, and a genuinely great one for kids.
- Native Plantpalooza & Eco Fest — Saturday, October 10, Conejo Creek North Park, Thousand Oaks.
- Les Miserables — 5 Star Theatricals at the Fred Kavli Theater and Civic Arts Plaza, multiple dates October 9–18.
- UB40 — TOArts at the Civic Arts Plaza, Sunday, October 25.
- Conejo Players Theatre — Beetlejuice Jr. opening early October, with Conejo Improv Players on October 24.
- Pumpkin patches and fall farm days — they start popping up in early October across Thousand Oaks, Moorpark and Somis.
- Wildlife crossing ribbon-cutting — Wednesday, December 2, Liberty Canyon and King Gillette Ranch.
Road work and construction to plan around
This is the section people actually thank me for. Two projects matter most this fall.
The Pure Water Project (Westlake Village and the Las Virgenes corridor)
The Las Virgenes–Triunfo Pure Water Project is under construction, and Westlake Village is in the middle of it. Crews began potholing work on westbound Agoura Road between Lindero Canyon Road and Lakeview Road in mid-August, running roughly 9 a.m. to 4 p.m. daily for four to six weeks. Expect lane closures and traffic shifts but no full roadway closures during this phase. The important part for fall: extended closures are anticipated later this year when crews begin actual pipeline installation. The project outreach team can be reached at (818) 245-4440.
Longer-horizon projects
Westlake Village’s Lakeview Canyon Road Complete Street Project is still in design, with construction expected in 2026/2027. It will narrow Lakeview Canyon from four lanes to two, add protected Class IV bike lanes and sidewalks on both sides, and calm traffic through the corridor. Estimated cost is roughly $7.4 million, partly funded by LA County Measure M. Separately, the city received a $777,000 grant to replace non-functional turf in the Thousand Oaks Boulevard medians with low-water landscaping.
What fall actually means if you are buying or selling here
Fall in the Conejo Valley behaves differently than fall in most of the country. There is no weather-driven shutdown — October is arguably the nicest month of the year here, and homes photograph beautifully in the low light. What changes is the composition of the market rather than the temperature.
Buyers who are still looking in October and November are, as a group, more serious. They have usually been at it since spring, they know the inventory, and they are not browsing for entertainment. Sellers, meanwhile, face less competition on the shelf than they did in April. That combination can work in your favor if your home is priced correctly and genuinely ready. It works against you if you are testing a number, because there are not enough casual buyers around to bail you out of an aggressive list price.
Two practical notes. First, fire season does not end when the calendar says fall — the Santa Anas typically peak from October into December, and insurance underwriting questions come up constantly in escrow around here. Second, if you are targeting families, understand that the school-year clock means most family moves are already locked in by August, which shifts the fall buyer pool toward downsizers, relocations and second-home buyers.

Valley-wide, inventory is down about 14% from a year ago (232 homes listed versus 271), closings over the trailing twelve months are up about 5%, and average days on market has lengthened in every one of the five cities since 2023. Fall does not change the volume much — the five cities closed 207 single-family sales in the September–November window of 2025, almost the same monthly pace as the rest of that year — but it does change the speed.
