Agoura Hills has the two biggest events in the valley this fall — the 22nd Annual Reyes Adobe Days on October 2–4, and the December 2 opening of the Wallis Annenberg Wildlife Crossing over the 101 at Liberty Canyon. Add a new brewery, some finished concrete work on Thousand Oaks Boulevard, and the best hiking weather of the year, and it is a good three months to be here.
Reyes Adobe Days: October 2–4
This is Agoura Hills’ signature event and it is genuinely good — not a token city festival. The 22nd annual runs Friday through Sunday, and it is free to attend.
- Friday, October 2 — Night at the Adobe, 6–9 p.m. at the Reyes Adobe Historical Site on Rainbow Crest Drive. Live music, craft beer and wine, food. This is the grown-ups’ night and it is the best part of the weekend.
- Saturday and Sunday, October 3–4 — the festival runs 11 a.m. to 4 p.m. with artisan vendors, a beer and wine garden, children’s activities, entertainment, food trucks and pony rides.
- The parade and the RAD Run round out the weekend, with a Grand Marshal named each year.

The wildlife crossing opens December 2
The Wallis Annenberg Wildlife Crossing — spanning ten lanes of the 101 at Liberty Canyon and the largest wildlife crossing in the world — opens Wednesday, December 2, 2026. The public celebration runs 11:30 a.m. to 3:30 p.m., with a ribbon-cutting at the crossing and a companion event at King Gillette Ranch in Calabasas. Admission to the public celebration is ticketed at around $10.
Expect traffic. Expect the national press. And expect Liberty Canyon to become a name people outside Ventura and LA County actually recognize. I wrote a separate piece on what the crossing means for the neighborhoods around it, because the questions I am getting from buyers deserve a real answer rather than a soundbite.
What else is new
- Malibu Brewing Company opened a new Agoura Hills location in late August — a solid addition to a town that has been short on good taproom options.
- Just over the line, Jon & Vinny’s opened in Calabasas and Marmalade Cafe closed at The Commons.
- Concrete and sidewalk repair work on Thousand Oaks Boulevard in Agoura Hills was scheduled for completion by August 28, 2026, which included temporary sidewalk and bike lane closures.
Fall outdoors in Agoura Hills
Agoura Hills is the trailhead town for the eastern Santa Monica Mountains, and October through December is prime season.
- Malibu Creek State Park — the Rock Pool hike is the classic, and it is far more pleasant in November than in August. The park entrance is in Agoura Hills off Las Virgenes.
- Liberty Canyon and the Cheeseboro/Palo Comado Canyons — wide fire-road hiking with real oak savanna, and the closest thing to solitude you will find this close to the freeway.
- Paramount Ranch and Peter Strauss Ranch — both worth a fall Saturday.
Road work and traffic
Beyond the finished Thousand Oaks Boulevard concrete work, the projects to watch are regional: Caltrans schedules periodic overnight lane and ramp closures on US 101, and the Las Virgenes–Triunfo Pure Water Project is under construction across the corridor, with crews working through Westlake Village and Thousand Oaks on weekdays. The project outreach line is (818) 245-4440. And plan around December 2 — the crossing celebration will affect the 101 at Liberty Canyon and access to King Gillette Ranch.
What fall means for the Agoura Hills market
Agoura Hills is a school-district market. Almost every family buyer here is buying into Las Virgenes Unified — Agoura High, Lindero Canyon, Yerba Buena, Willow — and that shapes the calendar more than anything in the economy does. The consequence is a sharper seasonal curve than you see in Thousand Oaks: strong spring, a real slowdown from late October, and a quiet December.
What that means practically. If you are selling a family home here and you can wait until February or March, you will usually see more buyers. If you cannot wait, price it correctly out of the gate, because the fall pool is thinner and it will not forgive a high number. If you are buying, fall is your leverage window — particularly on homes that have carried a listing since spring.
One local wrinkle worth knowing: the LVUSD boundary does not follow city lines cleanly. LVUSD serves Agoura Hills, Calabasas, Hidden Hills, Bell Canyon and the Los Angeles County side of Westlake Village — which is why two homes a few minutes apart can feed different districts entirely. What the Agoura Hills housing market actually looks like heading into fall 2026
Agoura Hills closed 49 single-family sales from January 1 through August 24, 2026 at a median of $1,495,000 — about 3% under the 2025 median of $1,547,000 and roughly 5% above 2023. It is also, on a supply basis, the loosest of the five core Conejo Valley markets.

There were 33 single-family homes listed on August 24, 2026, the same count as a year earlier. Against 84 closings over the trailing twelve months, that is about 4.7 months of supply — noticeably more breathing room than Newbury Park (2.5) or Oak Park (2.8).
The clearest shift here is time. Average days on market for sold homes has gone from 37 days in 2023 to 55 in 2026, the largest increase of any city in the valley, while the sale-to-list ratio slipped from 100% to 98%. That combination — more supply, slower absorption, softer pricing against list — is what a buyer having some leverage actually looks like in the data.
Fall volume roughly doubled last year, from 14 closings in fall 2024 to 29 in fall 2025, at a fall median of $1,550,000. Those are small enough counts that the median moves a lot on a handful of houses, so read the price alongside the count rather than on its own.
