Century City was a movie backlot until 1961, when 20th Century Fox sold about 180 acres to developer William Zeckendorf and Alcoa, and the office towers, hotels and condo high-rises along Avenue of the Stars went up where the sets had been. The Fox studio lot is still operating on Pico.
Most Century City purchases are condominiums, so Gary Jacobs reads the building as closely as the unit: the HOA budget, the reserves, what the dues cover and what the next big project is.
Before Fox, the land was part of cowboy star Tom Mix's ranch. Welton Becket's firm drew the master plan in 1957, the Gateway West building opened in 1963, and Minoru Yamasaki's curving Century Plaza Hotel followed. The first residential project was I.M. Pei's Century Towers, two 28-story buildings on Avenue of the Stars finished in 1964 and converted from apartments to condos in 1973. Newer towers have gone up since, including The Century, with hotel-style service. It is all a 176-acre neighborhood of the City of Los Angeles in ZIP 90067, generally between Santa Monica Boulevard and Pico, with Beverly Hills on the east.
Daily life is unusually walkable for the Westside. Law firms, agencies and finance companies fill the towers, Westfield Century City handles groceries, dinner and movies after an $800 million renovation, and the D Line subway's Century City/Constellation station is under construction under Avenue of the Stars. Housing ranges from full-service high-rises with doormen and valet to mid-rise buildings and townhome complexes on the edges. Mapping L.A. data from 2008 showed about a quarter of residents were 65 or older, the highest share in the county, and buyers still skew toward downsizers from Beverly Hills, Brentwood and the Valley, people who work in the towers, and part-time residents. Many also tour the Wilshire Corridor condos in Westwood before deciding.

Absorption rate shows how fast homes are selling. It takes the homes for sale today and divides them by the number of homes that sold per month over the last 12 months.
The answer is how many months it would take to sell every home on the market if no new listings came up. Under about 3 months usually means a seller’s market, 3 to 6 months is balanced, and over 6 months favors buyers.
Right now about 17% of the homes for sale in Century City are selling each month.

No. Century City is a neighborhood of the City of Los Angeles (ZIP 90067). The Beverly Hills city line runs along its east side, but Century City homes are served by LAPD, LAFD and Los Angeles Unified, follow LA zoning and the LA rental rules, and pay LA's transfer taxes when they sell.
That depends first on the building's CC&Rs, which may set minimum lease terms or cap the number of rentals. Los Angeles's home-sharing rules generally limit short-term rentals to a host's primary residence, and many associations ban them outright. Individually owned condos are usually not subject to the city's Rent Stabilization Ordinance rent limits, but LA's just-cause eviction rules can still apply to tenants, so investors should read both before buying.
Possibly. Los Angeles has mandatory retrofit programs for older non-ductile concrete buildings and for wood-frame soft-story buildings, and some towers from the 1960s and '70s era of construction may be on the city's lists. Ask the HOA whether the building is subject to a retrofit order, where the work stands and how it is being paid for, because the cost often shows up in dues or assessments.
Public schools are Los Angeles Unified, and assignments are by address, often to Westwood-area campuses such as Westwood Charter Elementary and Emerson Middle; check LAUSD's Resident School Identifier for the specific building. Private schools nearby include the Lycée Français de Los Angeles and VINCI Academy, and many families look at the larger Westside private schools.
The D Line extension opened its first section to Wilshire/La Cienega on May 8, 2026. The next section, with stations at Wilshire/Rodeo in Beverly Hills and Century City/Constellation at Avenue of the Stars, is under construction, and Beverly Hills' station has been scheduled for 2027. When it opens it will link Century City directly to Koreatown and Union Station.
Two units the same size can sell far apart depending on the building, the floor, the view, the parking and the HOA dues. Gary Jacobs can pull the recent closed sales in your building and its neighbors and show you where your unit fits.
