The homes
The houses
Deer Ridge was built as a large-lot tract, which is unusual for Newbury Park, where most tracts sit on 7,000- to 8,000-square-foot lots. Most yards have room for a pool, and many have one. Single-story plans of about 2,070 and 2,460 square feet are fewer than the two-stories.
The setting
Deer Ridge Open Space borders the neighborhood, and Rancho Sierra Vista/Satwiwa and Point Mugu State Park trails are a short drive west.

Schools
Deer Ridge is in the Conejo Valley Unified School District. The closest campuses are Banyan Elementary School (about 0.6 mile), Sequoia Middle School (about 1.4 miles) and Newbury Park High School (about 1.8 miles). Attendance is set by address, so confirm the assignment with the district.
What to check
The houses are about 38 years old. Original roofs, windows and heating and air systems are likely replaced or due. Check permits for additions. On the larger lots, check pool equipment and permits, slopes and drainage, and brush clearance where lots back to open space.
