Lynn Ranch is about 650 houses on large lots west of Lynn Road, surrounded by Thousand Oaks but in unincorporated Ventura County. Most homes were built from 1962 to 1977; about 30 larger homes on Puesta del Sol, Camino Flores and Paseo del Robledo followed in 1995 and 1996. Homes are mostly 2,000 to 4,300 square feet, most of them single-story, on lots of about a third of an acre to more than an acre. The Lynn Ranch Property Owners Association keeps about six miles of bridle trails.

The homes
Tracts and lots
Lynn Ranch was built in about a dozen tracts, mostly from 1962 to 1977. Most homes are single-story ranch houses of 2,000 to 3,500 square feet, and many have been expanded. The lots are what set the neighborhood apart: about half an acre at the median, with the largest, an acre and up, on Calle Arroyo, Calle Laredo and part of Calle Yucca. About 30 larger homes on Puesta del Sol, Camino Flores and Paseo del Robledo were added in 1995 and 1996.
Horses and trails
The property owners association maintains about six miles of bridle trails through the neighborhood. Whether a specific lot can keep horses depends on county zoning and the CC&Rs for that section, so confirm before buying.

County jurisdiction
Lynn Ranch is unincorporated Ventura County, even though it is surrounded by Thousand Oaks and has Thousand Oaks addresses. Building permits, zoning and code enforcement go through the county.
The association
The Lynn Ranch Property Owners Association charges $200 a year. There are 12 sets of CC&Rs; only the section called Lynn One has mandatory dues. The association maintains the entrance monuments and bridle trails, organizes community events and reviews architectural changes.
Schools
Lynn Ranch is in the Conejo Valley Unified School District. The closest campuses are Aspen Elementary (about 1.2 miles), Redwood Middle School (1.1 miles) and Thousand Oaks High School (2 miles). Attendance is set by address, so confirm the assignment with the district.
What to check
Many homes are 50 to 60 years old and have been added onto. Check permits for additions, whether the home is on sewer or septic, and brush clearance on lots near open space.

18 sales between October 2024 and July 2026, from $1,310,000 to $2,640,000, with a median of about $2,108,500. Most single-story homes of about 2,700 to 3,500 square feet on half-acre lots sold for about $2,100,000 to $2,640,000. Smaller homes of 2,100 to 2,700 square feet sold for $1,310,000 to $1,712,000.
