Triunfo West is a 1975 condominium community of 132 attached homes on two streets, Portola Lane and Crespi Lane, off Triunfo Canyon Road on the Ventura County side of Westlake Village. Every home is on one level, in three plans of about 1,400 to 1,510 square feet, with an attached two-car garage. The association maintains the exteriors, the greenbelts and two pools with spas.

The homes

How the community is laid out

Triunfo West is two streets. Portola Lane and Crespi Lane are named for the 1769–70 Portolá expedition and its diarist, Father Juan Crespí, which passed through this valley. The homes are attached in low single-story buildings along the lanes, with greenbelts and paths between them and a pool and spa at each end of the community.

The floor plans

There are three plans, the Portola, the Serra and the Triunfo, all on one level and all within about 100 square feet of each other: about 1,402, 1,500 and 1,508 square feet. Each has two or three bedrooms, two baths and an attached two-car garage. Nothing can be added on, so remodeling here means kitchens, baths, floors and windows.

The Portola, Plan 1. 1,426 sq ft. Two bedrooms and two baths on one floor. A tile entry opens to the living room with a floor-to-ceiling wood-burning fireplace and the formal dining area beside it; the kitchen has washer and dryer space behind bi-fold doors and a bar-height counter to the family room, which opens to the private yard through large sliding doors. The primary bedroom takes the back corner with its own full bath and a dressing area with two oversize wardrobe closets; the second bath has the tub, and both baths have skylights. The brochure notes that seven units of this plan were built with a gas-log fireplace instead of wood-burning.

The Serra, Plan 2. 1,507 sq ft. The plan with the best entertaining sequence: a private front yard behind a five-foot fence, a formal entry, and living and dining rooms separated by a free-standing see-through fireplace with a hearth on each side. The kitchen has a built-in pantry that conceals the washer and dryer and a serving counter through to the family room. The covered patio is reached by sliding doors from either the family room or the primary suite, which has a double-door entry, its own full bath with shower and a dressing area with wardrobe closets. Two bedrooms, two baths.

The Triunfo, Plan 3. 1,464 sq ft. The three-bedroom, and the one buyers ask for by name. The living room carries a wood-burning fireplace under a vaulted ceiling rising to nine feet, and both it and the adjoining dining room open to the garden through separate sliding doors. The kitchen has two pantries and a serving counter; the washer and dryer are concealed in the hall midway between the bedrooms. The primary suite has its own sliding door to a private side garden, a complete bath and a dressing area; bedroom two also opens to that garden, and bedroom three sits opposite the second bath off the entry hall, which is what makes it work as a den, an office or a guest room.

The association

The Triunfo West Condominium Owners’ Association maintains the building exteriors, roofs, grounds, pools and spas. Dues were about $400 a month through 2020 and $625 on the 2025–2026 sales, driven largely by insurance costs. Ask for the budget, the reserve study and the master insurance policy early, and have your lender confirm the project qualifies for your loan.

Schools

Triunfo West is in the Conejo Valley Unified School District: Westlake Elementary, Colina Middle School and Westlake High School. Confirm the assignment for a specific address with the district.

Getting around

Triunfo Canyon Road leads to Westlake Boulevard, which runs north to the 101 in a few minutes. The lake, the shops at Westlake Boulevard and Agoura Road, and Triunfo Community Park are close.

What to check in a 1975 home

Unrenovated units may still have original copper supply lines, cast-iron drains, older panels and single-pane aluminum windows. Because the association handles the exterior, the inspection focuses on what the owner is responsible for inside; the CC&Rs spell out the split.

Because the plans are nearly identical, prices move in a narrow band. 8 homes sold between September 2024 and April 2026, from $860,000 to $1,099,000, with a median of $903,175. Most sold between $860,000 and $950,000; the top sale, $1,099,000 in February 2025, was a remodeled 1,508-square-foot home on Crespi Lane.

How it compares

Westshore, just to the east on the lake, has larger attached homes, some on the water, at higher prices and dues. Northshore, across the lake, has single-level attached homes with lake access at a similar price for interior units. Triunfo West is one of the few places in Westlake Village to get one-level living with a two-car garage for under a million dollars.
