Ventu Park is a hillside neighborhood in southern Newbury Park, south of Lynn Road along Ventu Park Road, with about 500 houses in the area this guide covers. It grew one lot at a time over most of a century, so a 1920s cottage can sit next to a 1970s tract house and a 2000s custom home. Most of it is unincorporated Ventura County; a group of streets at the north end is inside the City of Thousand Oaks. It borders open space, with trail access to the Los Robles Trail.

Ventu Park has no standard plan. Older cottages and cabins, 1960s and 1970s houses on small lots, and large custom homes from the 1990s and 2000s share the same streets. Prices follow the individual house and lot more than the neighborhood.

The setting

The neighborhood climbs into the hills at the south edge of Newbury Park, next to Ventu Park Open Space and the Hope Nature Preserve. Hiking and mountain-bike trails, including the Los Robles Trail, are reachable from the neighborhood.

About 150 of the houses in this outline, mostly on Maple, Beech, Pepper and Hope roads, are inside the City of Thousand Oaks.
