The homes

The streets and buildings

Village Greens is three streets. Landsburn Circle is the main loop and holds more than half the homes; Instone Court and Kirkford Way hold the rest. The units are in two-story buildings grouped around parking courts, with greenbelts, paths, the pools and the clubhouse between them. Village Glen, the single-level community next door, is a separate association.

The unit types

There are three unit types. The 920-square-foot two-bedroom is a single-level flat. The 924-square-foot two-bedroom is on two levels. The 1,020-square-foot three-bedroom, with two baths, is a single-level flat. Flats share a floor or ceiling with the unit above or below.

Village Green building plan, Westlake Village: first and second floor showing four unit types around a central parking court
The Village Green building plan. The lower half of the sheet is the first floor, the upper half the second floor, and the band of numbered bays across the middle is the shared parking court the building wraps around. Units are keyed 1, 2, 3 and 4 and repeat in mirrored pairs on both sides of the court, each with its own patio on the outer face. Every unit has a living room, a separate dining area, a galley kitchen, one or two bedrooms and one or two baths; the two-level units carry an internal stair with the bedrooms and a walk-in closet above. Three areas are written on the sheet by hand: Plan 3 at 910 square feet, Plan 2 at 908 square feet, and 1,016 square feet for the third type. Those three figures match, within rounding, the 920, 924 and 1,020-square-foot homes that trade in the tract today.

The association

The Village Green Property Owners’ Association maintains the exteriors and grounds and runs two pools and a wading pool, a spa, a clubhouse, a laundry and courts. Dues were about $610 to $628 a month in 2025 and early 2026 and are $753 on the current listings. Ask for the budget, the reserve study and the master insurance policy, and have your lender confirm the project qualifies for your loan.

Schools

Village Greens is in the Conejo Valley Unified School District: Westlake Elementary, Colina Middle School and Westlake High School. Confirm the assignment for a specific address with the district.

Getting around

Agoura Road is just north, with the 101 a few minutes away and the lake and the shops along Agoura Road within walking distance.

What to check

These are 1970s buildings with shared walls, floors and plumbing runs. Unrenovated units may have original supply lines, older panels and single-pane windows. The CC&Rs spell out what the association maintains and what the owner does, and a leak between units is the most common dispute to understand before buying.
