Agoura Hills incorporated in 1982, but the tracts along the freeway were laid out and built through the 1960s and 1970s when the area was unincorporated Los Angeles County, and the names on the record maps and in the MLS are the names the builders used at the time.

Annandale and Whispering Pines were built as two adjoining condominium communities in the mid-1970s, when the area south of the freeway was filling in around the high school; the record map for the tract dates the units from 1973 to 1976. The developer is not confirmed in any source Gary Jacobs has been able to verify. The county records show about 87 units, and the MLS lists the two communities under one name.

The units are two- and three-bedroom plans of 930 to 1,242 square feet, single level or two level. The top is $685,000 on Conejo View Drive in March 2025 for a 1,149-square-foot three-bedroom from 1973 on one level, and $680,000 in December 2024 for a 1,242-square-foot three-bedroom on two levels. The bottom is $509,500 in February 2023 for a 930-square-foot two-bedroom, and $475,000 in September 2020 for a 981-square-foot two-bedroom. Sixteen of the twenty sales are two-bedrooms, four are three-bedrooms, and eleven of the twenty are single level.

No plan sheet for Annandale/Whispering Pines is in the Conejo Simi Moorpark Association of Realtors archive that this guide series draws on, so there is no drawing to reproduce. The sale record shows homes of 930 to 1,242 square feet, median 956, with two bedrooms in sixteen of the twenty, three in four, and eleven of the twenty recorded sales are single story.

Conejo View Drive carries nineteen of the twenty sales and Argos Street one. The two communities sit side by side on the south side of the freeway, with the high school and Chumash Park a short walk east and the shops at Kanan Road a short drive west.

Listings report the fee at $350–$525 a month. The recorded sales report association fees from $350 to $525 a month. Listings describe a clubhouse, greenbelts, guest parking, a recreation room and pet rules in the amenities, and the landscape is maintained by the association.

What the association covers and what the CC&Rs restrict is not confirmed in any source Gary Jacobs has been able to verify. Take the budget, the reserve study, the insurance certificate and the CC&Rs from the seller’s disclosure package, read the minutes for any special assessment or litigation, and confirm the current fee with the manager before removing a contingency.

Agoura Hills is in the Las Virgenes Unified district, and listings on Conejo View Drive give Yerba Buena Elementary, Lindero Canyon Middle School and Agoura High School, which is a few blocks away. Confirm the exact address with the district locator.

Agoura High School and Chumash Park are within walking distance, and the Kanan Road shops and restaurants a few minutes away. Agoura Hills runs on Kanan Road and the freeway: the shops and restaurants along Kanan Road and Agoura Road, the Whizin Market Square and the Twin Oaks center, Chumash Park and the city’s smaller parks, the Reyes Adobe Historical Site, and the Santa Monica Mountains trails at Cheseboro Canyon, Ladyface and Paramount Ranch a few minutes away. The Ventura Freeway runs through the middle of the city with interchanges at Kanan Road, Reyes Adobe Road, Chesebro Road and Liberty Canyon Road, and the drive to the Westside is the same forty minutes to ninety it is from anywhere in the Conejo Valley.

The Ventura Freeway is the spine of the Conejo Valley, and this tract is a few minutes from an on-ramp at Kanan Road, Reyes Adobe Road, Chesebro Road or Liberty Canyon Road. Errands are along Kanan Road and Agoura Road; the Westside is forty minutes on a good day and ninety on a bad one, and a buyer who commutes should time it at 7:30 in the morning before deciding.

Twenty sales are on record from September 2020 through June 2026, from $475,000 to $685,000 with a median of $562,500. The top of the record is $685,000 on Conejo View Drive in March 2025 for a 1,149-square-foot three-bedroom; $680,000 on Conejo View Drive in December 2024 for a 1,242-square-foot three-bedroom. The bottom is $509,500 on Conejo View Drive in February 2023; $475,000 on Conejo View Drive in September 2020. Single-story homes account for eleven of the twenty sales, at a median of $565,000.

Twenty sales in six years in a band from $475,000 to $685,000 is a market with a clear floor and ceiling. The premium inside the band goes to the three-bedroom plans, the single-level units and the renovation; the 2020 sales sit at the bottom and the 2024 and 2025 sales at the top. No lease is recorded in the MLS sources this guide draws on, so it does not quote a rent. The association’s leasing rules — minimum terms, caps, pet rules — should be read before buying as an investment.

These homes date from 1973 to 1976, and the inspection carries the 1970s list: galvanised or early copper supply lines, original panels, single-pane windows where not replaced, original furnaces and water heaters, wood-shake roofs long since replaced but sometimes with the sheathing still original, and cast-iron or clay sewer laterals. In attached communities add the association questions: who owns the roof, the exterior walls and the plumbing inside them, when the buildings were last repiped or reroofed, and whether the reserves are funded for the next round. Ask the association for the roof and plumbing history in writing.

In attached communities the remodel that pays is inside the walls: the kitchen opened to the living room, the baths, the floors, the windows where the association allows, and a laundry brought into the unit. What does not pay is anything the association will not approve or that the next buyer cannot see from the listing photos. Check the rules before the plans.

The comparison is the other attached communities of Agoura Hills. Chateau Park Townhomes, a few blocks away near the high school, 1981 to 1988, is 1,056- to 2,209-square-foot townhomes at a median of $800,000 with fees of $240 to $397 a month. Agoura Country Townhomes on Colodny Drive, 1978 to 2006, trades at a median of $585,000. Town & Country Condos at Kanan Road and Thousand Oaks Boulevard, 1978, is smaller units at a median of $330,000. Lakeview Villas on Skyview Way, 1984, is one- and two-bedrooms at a median of $447,000. Annandale and Whispering Pines is the single-level option in this group, at the middle of the price range.

The first reason is the single-level plans: eleven of the twenty recent sales are on one floor, which almost nothing else in Agoura Hills offers under $700,000. The second is the location, a walk from the high school and the park with the freeway a few minutes away. The third is the price, an Agoura Hills address and the Las Virgenes schools from under $500,000.

Start with the association package: a 1970s community carries the questions of original plumbing, roofs and reserves, and the minutes will say what has been repiped and reroofed. Then the level: single-level units are the ones that hold value with downsizers. Then the freeway, close enough to matter on some streets; walk the unit at rush hour.

First-time buyers first, for the price and the schools. Downsizers second, for the single-level plans, from the houses of Hillrise and Lake Lindero. Investors third, for a two-bedroom near the high school.

For a buyer, read the plan off the square footage and the level, take the association package from the disclosures before the inspection, and brief the inspector for the 1970s. Pull the permit history of any addition, pool or converted garage from the county. Confirm the school assignment for the exact address.

For a seller, the comparable is the same plan and level, and the top of the record — $685,000 — is the renovated house on the better lot. Price to the record for the plan, say the association fee and the school assignment in the first lines of the listing, and let the condition argue for the top of the band.
