Medea Valley Estates is about 60 custom homes on lots of an acre or more, behind a gate off Kanan Road south of the 101. The streets are Wagon Road, Old Mill Creek Lane, Castle View Drive and Medea Creek Road, with Medea Creek along the east side. Most homes were built from 1985 to 1990, and most are 4,000 to 8,600 square feet. The addresses say Agoura Hills, but the area is unincorporated Los Angeles County.

The homes
Custom homes
Medea Valley Estates was divided into acre lots and built one house at a time, mostly from 1985 to 1990, with a few earlier and a few as late as 2002. There are no shared plans. Homes range from about 3,000 to more than 8,000 square feet, most with five or six bedrooms.
Streets and lots
Wagon Road is the main street, with Old Mill Creek Lane, Castle View Drive and Medea Creek Road off it. Lots are about an acre to just under two acres, and Medea Creek runs along the east side.

The area is unincorporated Los Angeles County. Building permits, zoning and code enforcement go through the county, not the City of Agoura Hills.
Association
Recent listings show dues of $2,000 a year, covering the gate and private streets. Confirm what else the association maintains and how road repairs are funded.
What to check
Check whether the home is on sewer or septic, permits for additions and outbuildings, and brush clearance. Lots along the creek should be checked for flood zone status. Get an insurance quote early.
