Medea Valley Estates is the gated estate tract on the west side of Medea Creek, entered through the keypad gate at the top of Castle View Road off Kanan Road. Inside the gate the road network runs the full length of Wagon Road and branches into Castle View Road, Old Mill Creek Lane, Country Estates Way and Medea Creek Road, which puts roughly 65 properties on acre-and-larger lots inside the outline — considerably more than the Wagon Road and Castle View Road frontage alone. Medea Creek is the eastern boundary: everything west of the creek is carried by the multiple listing service as subdivision Medea Valley Estates-887, while the streets on the far bank — Medea Mesa Road, Countryside Drive, Old Oak Road and French Court — sit in the surrounding Cornell area. Hunt Club Court and Silver Creek Road, which have their own gate off Kanan Road, are not part of this tract. In the two years through February 2026, 3 homes sold through the MLS, at prices from $2,875,000 to $3,436,710 and a median of $3,400,000, on houses of 3,342 to 7,134 square feet built individually between 1979 and 1989.

Highlighted area is the footprint of Medea Valley Estates. The eastern boundary follows Medea Creek and the northern boundary runs below the separately gated Hunt Club Court enclave. Labels mark the other Agoura Hills neighborhoods; click one to open its guide.

Where Medea Valley Estates is

The history of Medea Valley Estates: how the tract was built

Cornell is the old ranch country south of the freeway along Cornell Road and Mulholland Highway, unincorporated county land between Agoura Hills and the Santa Monica Mountains, with Paramount Ranch and the Rock Store as its landmarks. Medea Valley Estates was recorded on the Medea Creek side of Cornell Road in the late 1970s, sold as acre-plus estate lots behind a gate, and built out house by house into the late 1980s. The developer is not confirmed in any source Gary Jacobs has been able to verify.

What the record shows is a community of about 65 parcels with individually built houses of 3,342 to 7,134 square feet, four to six bedrooms, with a gate, controlled access and greenbelts carried as the amenities, and association fees reported at $167 a month or $2,000 a year.

Medea Valley Estates homes: floor plans, sizes and lots

Every house is individually built, so the record is a set of houses rather than plans. The top is $3,436,710 on Castle View Road in October 2025 for a 7,134-square-foot five-bedroom from 1989 on 1.08 acres, and $3,400,000 on Wagon Road in September 2025 for a 4,394-square-foot six-bedroom from 1989 on an acre. The bottom is $2,875,000 on Wagon Road in February 2026 for a 4,278-square-foot five-bedroom from 1988 on one level, and $2,000,000 on Wagon Road in September 2020 for a 3,342-square-foot four-bedroom from 1979 on 1.9 acres. One of the four sales is single story.

No plan sheet for Medea Valley Estates is in the Conejo Simi Moorpark Association of Realtors archive that this guide series draws on, so there is no drawing to reproduce. The sale record shows homes of 3,342 to 7,134 square feet, median 4,336, with five bedrooms in two of the four, four in one, six in one, and one of the four recorded sales is single story.

Medea Valley Estates streets and how the tract is laid out

Behind the gate the network runs the length of Wagon Road and branches into Castle View Road, Old Mill Creek Lane, Country Estates Way and Medea Creek Road, with lots on either side and Medea Creek and the open hills beyond. Wagon Road carries three of the four sales.

Why people move to Medea Valley Estates

The first reason is the gate: about 65 estates behind controlled access, which almost nothing else south of the freeway offers. The second is the land, an acre or more per house with Medea Creek and the hills beyond. The third is the location, five minutes from the Kanan Road interchange and the same to the Rock Store and Paramount Ranch.

Living in Medea Valley Estates

The Medea Valley Estates HOA: dues, rules and monthly costs

Listings report the fee at $2,000 a year and $167 a month. The recorded sales report the association fee at $167 a month or $2,000 a year. The gate, the private streets and the common greenbelts are what it carries.

What the association covers and what the CC&Rs restrict is not confirmed in any source Gary Jacobs has been able to verify. Take the budget, the reserve study, the insurance certificate and the CC&Rs from the seller’s disclosure package, read the minutes for any special assessment or litigation, and confirm the current fee with the manager before removing a contingency.

Medea Valley Estates home prices and the market

Medea Valley Estates home prices and the current market

The figures in this section were current when this guide was last reviewed. The sale record in the facts above and the listings below are drawn live from the MLS each time the page loads.

In the two years through February 2026, 3 homes in the tract sold through the MLS, at prices from $2,875,000 to $3,436,710 and a median of $3,400,000. The top of the record is $3,436,710 on Castle View Road in October 2025 for a 7,134-square-foot five-bedroom; $3,400,000 on Wagon Road in September 2025 for a 4,394-square-foot six-bedroom. The bottom is $2,875,000 on Wagon Road in February 2026; $2,000,000 on Wagon Road in September 2020. Single-story homes account for one of the four sales, at a median of $2,875,000.

Four sales in six years across a range this wide is a set of individual transactions rather than a trend. What the record supports is a floor near $2,000,000 for an older house on acreage, a band from $2,900,000 to $3,500,000 for the larger houses, and room above it for a rebuilt estate. Gary Jacobs keeps the full sale-by-sale history and can say where a given house sits in it.

Renting in Medea Valley Estates: leases and rental prices

No lease is recorded in the MLS sources this guide draws on, so it does not quote a rent. Estate leasing here is occasional and private, and the association’s leasing rules apply.

What inspectors find in Medea Valley Estates homes

These homes date from 1979 to 1989, and the inspection carries the 1970s list: galvanised or early copper supply lines, original panels, single-pane windows where not replaced, original furnaces and water heaters, wood-shake roofs long since replaced but sometimes with the sheathing still original, and cast-iron or clay sewer laterals. Slope lots add drainage and retaining-wall questions that a general inspector will flag but a geotechnical engineer should answer; pools of this age often have original equipment and plaster. None of this is unusual; all of it is negotiable if it is found before the contingency comes off rather than after.

Remodels that add value in Medea Valley Estates

In a tract of this era the remodels that return their cost are the ones that bring a 1970s plan to the way people live now: the kitchen opened to the family room, the primary bath and closet, the floors and the glass, and, on the right lot, the pool. What does not return its cost is the addition that pushes the house past what the street will support; the record shows the top sales are renovated versions of the original plans on the better lots, not the biggest houses.

What to weigh before buying in Medea Valley Estates

Start with the parcel: the title report for the association, the easements and the creek setback, the county for fire mapping and septic where it applies, and an insurance quote early, because acreage in the Santa Monica Mountains prices differently after the Woolsey fire. Then the house, individually built and individually inspected, briefed for its own year, with a geotechnical engineer on any slope. Then the gate and the association package.

Who buys in Medea Valley Estates

Estate buyers first, for the acreage behind a gate within an hour of the Westside. Equestrian and privacy buyers second, from the Valley and the Westside. Buyers relocating third, for whom acreage in the Las Virgenes district is the brief.

Buying or selling in Medea Valley Estates: practical notes

For a buyer, read the plan off the square footage and the level, take the association package from the disclosures before the inspection, and brief the inspector for the 1970s. Pull the permit history of any addition, pool or converted garage from the county. Confirm the school assignment for the exact address.

For a seller, the comparable is the same plan and level, and the top of the record — $3,436,710 — is the renovated house on the better lot. Price to the record for the plan, say the association fee and the school assignment in the first lines of the listing, and let the condition argue for the top of the band.
