Where Stonecrest is
The history of Stonecrest: how the tract was built
Agoura Hills incorporated in 1982, but most of its tracts were laid out and built through the 1960s and 1970s when the area was unincorporated Los Angeles County, and the names on the record maps and in the MLS are the names the builders used at the time.
Stonecrest was recorded at the end of the 1970s on the ground between the middle school and the Morrison Ranch tracts, and built out in 1980 and 1981 with large plans on half-acre and larger lots, many of them backing to open space, as a no-association tract. The Stonecrest Patio Homes on Passageway Place are a separate attached community of the same year and name. The developer is not confirmed in any source Gary Jacobs has been able to verify. The county records show about 76 parcels.
Stonecrest homes: floor plans, sizes and lots
The plans run from a 2,528-square-foot four-bedroom to a 3,817-square-foot five-bedroom, all two story in the record. The top is $2,088,000 on Aldren Court in August 2026 for the 3,817-square-foot five-bedroom from 1981 on a 20,338-square-foot lot; $1,575,000 on Oakfen Court in August 2022 for a 2,694-square-foot four-bedroom on 37,056 square feet is the middle, and $1,210,000 on Ember Court in August 2026 for a 2,528-square-foot four-bedroom on 32,521 square feet is the bottom. Two of the three sales are four-bedrooms and one is a five-bedroom; none is single story.
No plan sheet for Stonecrest is in the Conejo Simi Moorpark Association of Realtors archive that this guide series draws on, so there is no drawing to reproduce. The sale record shows homes of 2,528 to 3,817 square feet, median 2,694, with four bedrooms in two of the three, five in one, and every recorded sale is two story.
Stonecrest streets and how the tract is laid out
Three courts in the sale record, Oakfen, Aldren and Ember, each a cul-de-sac with the larger lots at the ends backing to the slope and the open ground. The lots run from about 20,000 to 37,000 square feet, which is two to four times the Morrison Ranch lot next door, and the pools, sports courts and orchards that go on a lot that size are what the tract is known for.
Why people move to Stonecrest
The first reason is the lot: half an acre to nearly an acre inside the city, north of the freeway, with no association, which almost nothing else in Agoura Hills offers. The second is the school next door. The third is the price, which the small record has kept below what the same lot commands in Morrison Highlands or across the county line.

Parks, trails and everyday life in Stonecrest
Lindero Canyon Middle School is next door, Morrison Park and the Morrison Ranch greenbelts are a few blocks north, and the Kanan Road shops are a few minutes away. Agoura Hills runs on Kanan Road and the freeway: the shops and restaurants along Kanan Road and Agoura Road, the Whizin Market Square and the Twin Oaks center, Chumash Park and the city’s smaller parks, the Reyes Adobe Historical Site, and the Santa Monica Mountains trails at Cheseboro Canyon, Ladyface and Paramount Ranch a few minutes away. The Ventura Freeway runs through the middle of the city with interchanges at Kanan Road, Reyes Adobe Road, Chesebro Road and Liberty Canyon Road, and the drive to the Westside is the same forty minutes to ninety it is from anywhere in the Conejo Valley.
Commuting from Stonecrest: freeway access and the daily drive
The Kanan Road interchange is about three minutes. Errands are along Kanan Road and Thousand Oaks Boulevard; the Westside is forty minutes on a good day and ninety on a bad one, and the edge streets nearest the freeway hear it.
Stonecrest home prices and the market
Stonecrest home prices and the current market
The figures in this section were current when this guide was last reviewed. The sale record in the facts above and the listings below are drawn live from the MLS each time the page loads.
In the two years through September 2026, two homes in the tract sold through the MLS, both in August 2026, for $2,088,000 on Aldren Court and $1,210,000 on Ember Court. Going back to August 2022, three sales are on record, from $1,210,000 to $2,088,000 with a median of $1,575,000. The top of the record is $2,088,000 on Aldren Court in August 2026 for a 3,817-square-foot five-bedroom; $1,575,000 on Oakfen Court in August 2022 for a 2,694-square-foot four-bedroom. The bottom is $1,575,000 on Oakfen Court in August 2022; $1,210,000 on Ember Court in August 2026.
Three sales in four years from $1,210,000 to $2,088,000 is a small record with a wide range, and what separates the ends is the house rather than the lot: the top is the largest plan renovated, the bottom the smallest plan in original condition on one of the largest lots. The lot itself is the asset that the record prices least. Gary Jacobs keeps the full sale-by-sale history and can say where a given house sits in it.
Renting in Stonecrest: leases and rental prices
No lease is recorded in the MLS sources this guide draws on, so it does not quote a rent for Stonecrest; a current figure should come from the leasing agents who work these streets. With no association there are no leasing rules beyond the city’s.
What inspectors find in Stonecrest homes
These homes date from 1980 to 1981, and the inspection carries the 1980s list: original furnaces and condensers at end of life, tile-roof underlayment nearing the end of its span, failed dual-pane seals, and for 1985 to 1989 the possibility of polybutylene supply lines, which a plumber should be asked about by name. Slope lots add drainage and retaining-wall questions that a general inspector will flag but a geotechnical engineer should answer; pools of this age often have original equipment and plaster. None of this is unusual; all of it is negotiable if it is found before the contingency comes off rather than after.
Remodels that add value in Stonecrest
In a tract of this era the remodels that return their cost are the ones that bring a 1980s plan to the way people live now: the kitchen opened to the family room, the primary bath and closet, the floors and the glass, and, on the right lot, the pool. What does not return its cost is the addition that pushes the house past what the street will support; the record shows the top sales are renovated versions of the original plans on the better lots, not the biggest houses.

What to weigh before buying in Stonecrest
Start with the lot, since the slope at the back of the courts is a geotechnical question and the drainage across a lot this size is the first thing an inspector will flag. Then the house, briefed for 1980 and 1981: original systems, roofs and windows where not replaced, and the permit history of the pool, the sports court and any addition. Then the freeway, which the southern lots hear.
Who buys in Stonecrest
Families first, for the lot, the school and the four- and five-bedrooms. Buyers moving up from Reyes Adobe and Lake Lindero second, for the land. Buyers who want a no-association tract with room for a workshop, an orchard or a court third.
Buying or selling in Stonecrest: practical notes
For a buyer, read the plan off the square footage and the level, walk the lot before the house, and brief the inspector for the 1980s. Pull the permit history of any addition, pool or converted garage from the county. Confirm the school assignment for the exact address.
For a seller, the comparable is the same plan, and the top of the record — $2,088,000 — is the renovated house on the better lot. Price to the record for the plan, say the association fee and the school assignment in the first lines of the listing, and let the condition argue for the top of the band.
