Morrison Ranch South is the west side of Morrison Ranch: about 425 houses built from 1983 to 1987 between Reyes Adobe Road and the Highlands, mostly north of Thousand Oaks Boulevard. Most homes are two-story, 3,000 to 3,500 square feet, with four or five bedrooms. The most common sizes in recent sales are 3,159 and 3,359 square feet. Lots are mostly 8,000 to 12,000 square feet.

The homes
Tracts and plans
Morrison Ranch South was built in four tracts. The two largest, about 190 homes each, went up from 1983 to 1986 and cover Middle Crest Drive, Ridgebrook Drive, Green Meadow Drive, Hempstead Drive, Stonecrest Drive, Willowtree Drive, Woodglen Drive, Meadowmist Way and the courts off them. Emerson Court and part of Woodbrook Drive, about 25 homes, followed in 1987. About 15 homes on Oakpath Drive and Grey Rock Road, south of Thousand Oaks Boulevard, were built in 1985.
Nearly all homes are two-story, with the 3,159- and 3,359-square-foot plans the most common. The 2,406-square-foot single-story is the exception.
Lots
Lots are mostly 8,000 to 12,000 square feet, larger than in East and North Meadows. A few at the edges reach half an acre.
Owning here
The association
All of Morrison Ranch, about 1,200 homes, belongs to the Morrison Ranch Estates Homeowners Association. Recent listings show dues of $255 a quarter, about $85 a month. The association maintains the greenbelts and common landscaping and reviews exterior changes. There is no pool or clubhouse.
Schools
Morrison Ranch South is in the Las Virgenes Unified School District. Willow Elementary is on Laro Drive inside Morrison Ranch; some addresses are assigned to Sumac or Yerba Buena Elementary instead. Middle school is Lindero Canyon and high school is Agoura High. Confirm the assignment for a specific address with the district.
What to check
The houses are about 40 years old. Check the age of the roof, windows and heating and air systems, and permits for any additions.

Ranch South sits between East Meadows (median about $1,545,000) and North Meadows (about $1,895,000). Chateau Springs, just south across Thousand Oaks Boulevard, has similar-size 1980s homes on smaller lots at a median of about $1,549,000.
