Morrison East Meadows is the first section of Morrison Ranch, about 316 houses built from 1979 to 1981 at the east end of the development, just west of Kanan Road and north of Thousand Oaks Boulevard. Homes run from about 2,300 to 3,500 square feet, and this is the part of Morrison Ranch with the most single-story plans. Lots are mostly 6,700 to 9,500 square feet.

The homes
The plans
East Meadows was the first of the Morrison Ranch tracts, built mostly in 1980. It has the smallest homes in Morrison Ranch and the most single-story plans. The 2,343-square-foot single-story with four bedrooms is the smallest plan. Two-story plans run from about 2,600 to 3,700 square feet, with 3,045 and 3,163 square feet common.
Streets and lots
Rustling Oaks Drive, Saddlebrook Drive and Shadycreek Drive are the through streets, with most homes on the courts off them. Lots are mostly 6,700 to 9,500 square feet.
Owning here
The association
All of Morrison Ranch, about 1,200 homes, belongs to the Morrison Ranch Estates Homeowners Association. Recent listings show dues of $255 a quarter, about $85 a month. The association maintains the greenbelts and common landscaping and reviews exterior changes. There is no pool or clubhouse.
Schools
Morrison East Meadows is in the Las Virgenes Unified School District. Willow Elementary is on Laro Drive inside Morrison Ranch; some addresses are assigned to Sumac or Yerba Buena Elementary instead. Middle school is Lindero Canyon and high school is Agoura High. Confirm the assignment for a specific address with the district.
What to check
The houses are about 45 years old. Check the age of the roof, windows and heating and air systems, and permits for any additions.

Recent sales
7 homes sold between November 2024 and May 2026, from $1,175,000 to $1,829,000, with a median of $1,545,000. The 2,343-square-foot single-story homes sold for $1,175,000 and $1,315,000. Two-story homes of 2,600 to 3,350 square feet sold for $1,380,000 to $1,829,000.

East Meadows is the least expensive part of Morrison Ranch. Morrison Ranch South, on the west side, has larger two-story homes at a median of about $1,675,000, and the Highlands in the middle has the largest homes, at a median of about $2,700,000.
