Heritage View Estates is the MLS name for the 1995–96 homes in a 40-lot tract on Marks Road, Davids Road and Kays Lane, south of the 101 between Liberty Canyon Road and Lost Hills Road. The addresses say Agoura or Agoura Hills, but the tract is in unincorporated Los Angeles County, outside the city limits. The 1995–96 homes are two-story five-bedrooms of about 3,300 to 4,200 square feet on lots of about an acre. The tract’s other 20 homes, built in 1989 and 1990, are larger, about 4,200 to 7,100 square feet.

The tract was recorded as one map of 40 lots. The first 20 homes went up in 1989 and 1990 and are large, about 4,200 to 7,100 square feet. The other 20 followed in 1995 and 1996; these are the homes the MLS calls Heritage View Estates, two-story five-bedrooms of 3,330, 3,908 and about 4,200 square feet.
Lots are about an acre. The streets sit on the hillside south of the freeway, with open land around them.

The tract is in unincorporated Los Angeles County. Building permits, zoning and code enforcement go through the county, not the City of Agoura Hills.
What to check
Check the title report for CC&Rs and any private road agreement, confirm whether the home is on sewer or septic, and check brush clearance. The area borders open land, so get an insurance quote early.
Schools
The tract is in the Las Virgenes Unified School District. Listings at the east end of Agoura Hills show different elementary and middle school assignments, including Yerba Buena or Lupin Hill Elementary and Lindero Canyon or A.E. Wright Middle School. The high school is Agoura High. Confirm the assignment for a specific address with the district.
