Where Agoura Country Townhomes is

The history of Agoura Country Townhomes: how the tract was built

Agoura Hills incorporated in 1982, but the tracts along the freeway were laid out and built through the 1960s and 1970s when the area was unincorporated Los Angeles County, and the names on the record maps and in the MLS are the names the builders used at the time.

The attached homes on Colodny Drive went up in stages: the first tract in the late 1970s, a second in the early 1980s, and a third, of larger three-level townhomes, in 2006 on the last open ground. The developers are not confirmed in any source Gary Jacobs has been able to verify. The county records show about 83 units in the three tracts, and the MLS groups them all as Agoura Country Townhomes.

Agoura Country Townhomes homes: floor plans, sizes and lots

The record runs from an 811-square-foot two-bedroom to 1,800-square-foot three-bedrooms on three levels. The top is $785,000 on Colodny Drive in July 2022 for a 1,800-square-foot three-bedroom from 2006 on three levels, and $760,000 in March 2023 for a 1,740-square-foot three-bedroom from the same tract. The bottom is $485,000 in November 2025 for a 1,220-square-foot three-bedroom from 1983, and $375,000 in August 2024 for an 811-square-foot two-bedroom from 1978 with a Thousand Oaks Boulevard address. Six of the nine sales are three-bedrooms; one is single level.

No plan sheet for Agoura Country Townhomes is in the Conejo Simi Moorpark Association of Realtors archive that this guide series draws on, so there is no drawing to reproduce. The sale record shows homes of 811 to 1,800 square feet, median 1,215, with three bedrooms in six of the nine, two in three, and one of the nine recorded sales is single story.

Agoura Country Townhomes streets and how the tract is laid out

Colodny Drive carries eight of the nine sales and Thousand Oaks Boulevard one. The three tracts sit side by side along Colodny Drive between Chesebro Road and Driver Avenue, with Old Agoura’s horse properties to the north and the freeway to the south. Which tract a unit is in decides the plan, the age and the fee, and the listing should say.

Why people move to Agoura Country Townhomes

The first reason is the price: an Agoura Hills address and the Las Virgenes schools from under $500,000 in the older tracts, and a newer three-level townhome for $700,000 to $800,000. The second is the location, next to Old Agoura and its trails with the freeway at the end of the street. The third is the size of the 2006 units, 1,740 to 1,800 square feet, which is a house-sized plan at a townhome price.

The Agoura Country Townhomes HOA: dues, rules and monthly costs

Listings report the fee at $325–$720 a month; the most recent MLS sale, in November 2024, reported $471 a month. Each of the three tracts has its own association, and the recorded sales report fees from $325 to $720 a month depending on the tract and the year. Listings describe a clubhouse, a barbecue area, guest parking and pet rules in the amenities.

What the association covers and what the CC&Rs restrict is not confirmed in any source Gary Jacobs has been able to verify. Take the budget, the reserve study, the insurance certificate and the CC&Rs from the seller’s disclosure package, read the minutes for any special assessment or litigation, and confirm the current fee with the manager before removing a contingency.

Renting in Agoura Country Townhomes: leases and rental prices

No lease is recorded in the MLS sources this guide draws on, so it does not quote a rent. Each association’s leasing rules — minimum terms, caps, pet rules — should be read before buying as an investment.

What inspectors find in Agoura Country Townhomes homes

These homes date from 1978 to 2006, and the inspection carries the 1970s list: galvanised or early copper supply lines, original panels, single-pane windows where not replaced, original furnaces and water heaters, wood-shake roofs long since replaced but sometimes with the sheathing still original, and cast-iron or clay sewer laterals. In attached communities add the association questions: who owns the roof, the exterior walls and the plumbing inside them, when the buildings were last repiped or reroofed, and whether the reserves are funded for the next round. Ask the association for the roof and plumbing history in writing.

Remodels that add value in Agoura Country Townhomes

In attached communities the remodel that pays is inside the walls: the kitchen opened to the living room, the baths, the floors, the windows where the association allows, and a laundry brought into the unit. What does not pay is anything the association will not approve or that the next buyer cannot see from the listing photos. Check the rules before the plans.

What to weigh before buying in Agoura Country Townhomes

Start with which tract the unit is in, because the age, the plan, the fee and the association differ. Then the association package: three different associations, three sets of reserves and rules. Then the freeway, which is close enough to hear from some units; walk the unit at rush hour. Then the levels, since the 2006 townhomes are on three floors.

Who buys in Agoura Country Townhomes

First-time buyers first, for the price and the schools. Downsizers second, from the older houses of Old Agoura and Lake Lindero who want to stay near the trails. Investors third, for the rents a two- or three-bedroom near the freeway commands.

Buying or selling in Agoura Country Townhomes: practical notes

For a buyer, read the plan off the square footage and the level, take the association package from the disclosures before the inspection, and brief the inspector for the 1970s. Pull the permit history of any addition, pool or converted garage from the county. Confirm the school assignment for the exact address.

For a seller, the comparable is the same plan and level, and the top of the record — $785,000 — is the renovated house on the better lot. Price to the record for the plan, say the association fee and the school assignment in the first lines of the listing, and let the condition argue for the top of the band.
