Park Vista Road runs east and west across the tract and Park Colony Court drops south from it as a short cul-de-sac. Patrick Henry Place is the through street: it carries north out of the tract, crosses Oak Summit Road and continues up into the older part of Liberty Canyon, which is why the two areas read as one neighborhood from the car even though they were built seventeen years apart. Liberty Canyon Road forms the western edge, and beyond it the ground falls away into the open space above Liberty Canyon.

The tracts immediately north of Oak Summit Road date from 1972 and 1973 and run smaller, with the townhome and condominium complexes on Country Glen Road, Yankee Drive and Rondell Street coming in at well under 1,300 square feet. Inside this outline the houses are close to 3,000 square feet and up, on wider lots, with three-car garages as standard. That is the clearest way to tell where one ends and the other begins.

Lot sizes in the record range from about 8,200 square feet on Park Vista Road to about 13,200 square feet on Park Colony Court, so the cul-de-sac lots run noticeably larger than the through-street lots. Two of the three sales report a pool. The tract sits on rolling ground, so pads and yard levels vary from one address to the next.

All three recorded sales report dues. One is written as $130 a month and another as $390 a quarter, which is the same figure expressed two ways. The amenities listed against those dues are a greenbelt and park, landscape maintenance and onsite management. That is a light association by Agoura Hills standards and it is not a gated tract.

The Liberty Canyon Road interchange with the Ventura Freeway is the only way in and out, about a mile north of the tract, which keeps through traffic out but means a single route to the freeway. The Agoura Hills/Calabasas Community Center and the Liberty Canyon trailheads are close by, and the Wallis Annenberg Wildlife Crossing spans the freeway just north of the interchange.

Ask for the association budget and reserve study, since a small association with a park to maintain has limited room to absorb a large repair. Confirm the build year on the specific address rather than the street, because the boundary with the 1970s tracts falls part way down Patrick Henry Place. And because the tract sits against open space on its west side, ask the insurer about the current wildfire hazard designation for the parcel.
