The history of Country Glen: how the tract was built

Oak Park is an unincorporated community of Ventura County, and it was built out as a sequence of tracts from the late 1960s to the early 2000s under the county’s planning. Metropolitan Development Corporation bought the ranch land in the 1960s and the first houses went up on the valley floor in the late 1960s; the Municipal Advisory Council formed in 1975 and persuaded the county to cut the planned build-out from 26,000 residents to about 15,000, and the community seceded from Simi Valley Unified to form its own school district in 1977. The tracts of the 1980s and 1990s filled the slopes on either side of Kanan Road, and the last of them, above Deerhill Road, were finished in 2002.

Country Glen was built in 1986 and 1987 on the slope above Oak Canyon Community Park, one of the second-wave tracts that climbed off the valley floor. The county records show about 102 homes inside the outline; the MLS files the sales as Country Glen. The developer is not named in any source Gary Jacobs has been able to verify; a secondary source describes three plan tiers, from about 1,800 to 2,600 square feet with an optional downstairs bedroom, and the sale record adds a 1,348-square-foot plan below them.

The sale record shows a 1,348- to 1,628-square-foot three-bedroom, a 1,936-square-foot four-bedroom that accounts for three of the seven sales, and a 2,925-square-foot five-bedroom, all two story. The top is $1,875,000 on Park Springs Court in July 2024 for the 2,925-square-foot five-bedroom on a 24,000-square-foot lot, $1,603,875 on View Park Court in August 2023 for a 1,936-square-foot four-bedroom on a 21,600-square-foot lot, and $1,088,000 on Summit Knoll Court in August 2022 for the same plan on a standard lot. The bottom is $780,000 and $825,000 on Park Springs Court in 2020 for the smaller three-bedrooms. Four of the seven sales are four-bedrooms, two are three-bedrooms and one is a five-bedroom.

Oak Park has no freeway of its own. Kanan Road runs south to the Ventura Freeway at Agoura Hills in about eight to twelve minutes from most streets, and Lindero Canyon Road runs south to the Lindero Canyon interchange in Westlake Village; the north-side tracts add a few minutes to either. Errands are at the Oak Park Plaza on Kanan Road or in Agoura Hills and Westlake Village; the Westside is forty-five minutes on a good day and ninety on a bad one, and a buyer who commutes should time it at 7:30 in the morning before deciding.

Start with the lot, because it is the whole difference: a standard lot and a hillside lot are the same house at prices $500,000 apart, and the hillside lot brings slope, drainage and retaining-wall questions a geotechnical engineer should answer.
