Chaparral Estates is the first part of Oak Park: about 900 houses built from 1968 to 1979 on both sides of Kanan Road, on Smoke Tree Avenue, Bayberry Street, Maplegrove Street, Tamarind Street, Pinion Street, Joshua Street, Buttonwood Avenue, Basswood Avenue and Park View Drive. Homes are mostly 1,680 to 2,800 square feet, a mix of single-story and two-story, on lots of about 6,500 to 10,500 square feet. There is no association fee.

The homes
The first tracts
Metropolitan Development Corporation bought the Jordan ranch and began building Oak Park in 1967. The first tract, about 250 houses on Bayberry, Pinion, Joshua, Maplegrove and Tamarind streets, went up from 1968 to 1970. Park View Drive, Larkellen Court and part of Smoke Tree Avenue are on two other tract maps, and Buttonwood Avenue, Basswood Avenue, Peregrine Circle and the east end of Smoke Tree Avenue were built in 1979.
The 1968–70 homes are mostly single-story plans of about 1,650 to 2,070 square feet, with some two-story plans of about 2,240 to 2,340. The 1979 homes run a little larger, about 1,690 to 2,400 square feet, on bigger lots.
Lots
Most lots are 6,500 to 10,500 square feet. Some 1979 lots on Smoke Tree Avenue, Buttonwood Avenue and Peregrine Circle are 13,000 to 25,000 square feet.

Two-story homes of about 2,200 to 2,400 square feet sold for $1,209,000 to $1,753,000; the top sale was on a 25,700-square-foot lot on Smoke Tree Avenue.
