Ridgefield is the late-1980s tract on Oak Forest Drive, Oak Springs Drive, Oak Point Drive, Oak Branch Drive and Clear Haven Drive on the slopes above Oak Hills Drive on the east side of Oak Park: about 137 houses of 1,840 to 2,459 square feet built in 1986 and 1987 on lots of about 5,300 to 10,000 square feet, with a fee near $200 a month and the Palo Comado trailhead at the top of the tract. Where Ridgefield is
Ridgefield streets and how the tract is laid out
Five streets on the slope, with Oak Forest Drive carrying four sales and Oak Springs Drive three; a secondary source describes tree-lined cul-de-sacs with the hills behind and views from some lots. The lots run about 5,300 to 10,000 square feet, median about 6,500. The Palo Comado trailhead into the Santa Monica Mountains National Recreation Area is at the top of the tract.
Ridgefield homes: floor plans, sizes and lots
The sale record shows a 1,840- to 1,962-square-foot three-bedroom, a 2,213- to 2,307-square-foot four- or five-bedroom and a 2,383- to 2,459-square-foot four-bedroom, all two story except one. The top is $1,528,000 on Oak Point Drive in May 2025 for the 2,459, $1,425,000 on Clear Haven Drive in August 2023 for the 2,383 and $1,420,000 on Oak Point Drive in November 2024 for a 2,213-square-foot three-bedroom. The bottom is $1,200,000 on Oak Springs Drive in October 2025 and $1,230,000 on Oak Springs Drive in October 2024, both for the 1,962, and $1,225,000 on Oak Branch Drive in July 2025 for a 2,307-square-foot five-bedroom. Seven of the eleven sales are four-bedrooms, three are three-bedrooms and one is a five-bedroom.
No plan sheet for Ridgefield is in the Conejo Simi Moorpark Association of Realtors archive that this guide series draws on, so there is no drawing to reproduce. The sale record shows homes of 1,840 to 2,459 square feet, median 2,242, with four bedrooms in seven of the eleven, three in three, five in one, and one of the eleven recorded sales is single story.
Why people move to Ridgefield
The first reason is the trailhead at the top of the street, the most direct access in Oak Park to the Palo Comado and Cheeseboro canyons. The second is the slope, with the hills behind and views from the upper lots. The third is the Brookside assignment and the park below. The fourth is the record, eleven sales inside a $330,000 band, which makes Ridgefield one of the most predictable tracts in the community to price.
Living in Ridgefield
The Ridgefield HOA: dues, rules and monthly costs
2026 sales show the fee at $200 a month; listings since 2022 have reported $140–$200 a month. The recorded sales report association fees from $140 to $200 a month, and listings describe a greenbelt and biking and hiking trails in the amenities. One secondary source gives about $200 a month for common-area maintenance; another says there is no association, which the sale record contradicts.
What the association covers and what the CC&Rs restrict is not confirmed in any source Gary Jacobs has been able to verify. Take the budget, the reserve study, the insurance certificate and the CC&Rs from the seller’s disclosure package, read the minutes for any special assessment or litigation, and confirm the current fee with the manager before removing a contingency.
Schools serving Ridgefield: district, elementary, middle and high
Oak Park is its own school district, Oak Park Unified, a small independent K–12 district formed in 1977 and one of the main reasons buyers choose the community. The district publishes an elementary boundary street list, and every street in this tract’s sale record — Oak Forest Drive, Oak Springs Drive, Oak Point Drive, Oak Branch Drive and Clear Haven Drive — is assigned to Brookside Elementary. The district has one middle school, Medea Creek, and one high school, Oak Park High, so there is no boundary question above fifth grade. The street list this guide relies on is dated 2017; confirm the current assignment with the district office before relying on it.
Parks, trails and everyday life in Ridgefield
The Palo Comado trailhead is at the top of the tract, Oak Canyon Community Park and Brookside Elementary are below it, and the Oak Park Plaza is down Kanan Road; a secondary source notes that nothing is within walking distance for errands. Oak Park runs on its parks, its trails and its one shopping center: the Oak Park Plaza at Kanan Road and Lindero Canyon Road for the supermarket, the pharmacy and the everyday errands, Oak Canyon Community Park with the duck pond and the splash pad, Deerhill Park and Medea Creek Park for youth sports, the Medea Creek trail down the middle of the community, and the Palo Comado and Cheeseboro trailheads into the Santa Monica Mountains National Recreation Area. Everything else is in Agoura Hills or Westlake Village, five to ten minutes away, and the Ventura Freeway is reached down Kanan Road to the Kanan interchange or down Lindero Canyon Road to the Lindero interchange.
Commuting from Ridgefield: freeway access and the daily drive
Oak Park has no freeway of its own. Kanan Road runs south to the Ventura Freeway at Agoura Hills in about eight to twelve minutes from most streets, and Lindero Canyon Road runs south to the Lindero Canyon interchange in Westlake Village; the north-side tracts add a few minutes to either. Errands are at the Oak Park Plaza on Kanan Road or in Agoura Hills and Westlake Village; the Westside is forty-five minutes on a good day and ninety on a bad one, and a buyer who commutes should time it at 7:30 in the morning before deciding.
Ridgefield home prices and the market
Ridgefield home prices and the current market
The figures in this section were current when this guide was last reviewed. The sale record in the facts above and the listings below are drawn live from the MLS each time the page loads.
In the two years through July 2026, 8 homes in the tract sold through the MLS, at prices from $1,200,000 to $1,528,000 and a median of $1,245,000. The top of the record is $1,528,000 on Oak Point Drive in May 2025 for a 2,459-square-foot four-bedroom; $1,425,000 on Clear Haven Drive in August 2023 for a 2,383-square-foot four-bedroom; $1,420,000 on Oak Point Drive in November 2024 for a 2,213-square-foot three-bedroom. The bottom is $1,200,000 on Oak Springs Drive in October 2025; $1,225,000 on Oak Branch Drive in July 2025; $1,230,000 on Oak Springs Drive in October 2024. Single-story homes account for one of the eleven sales, at a median of $1,275,000.
Eleven sales in four years from $1,200,000 to $1,528,000 is a tight band: the three-bedrooms at $1,200,000 to $1,230,000 and the larger plans from $1,225,000 to $1,528,000, with the view and the renovation deciding the place. There is no 2020 sale in the record, so there is no pre-run baseline to measure from. Gary Jacobs keeps the full sale-by-sale history and can say where a given house sits in it.
Renting in Ridgefield: leases and rental prices
No lease is recorded in the MLS sources this guide draws on, so it does not quote a rent for Ridgefield; a current figure should come from the leasing agents who work these streets. Each association’s leasing rules — minimum terms, caps, pet rules — should be read before buying as an investment.
What inspectors find in Ridgefield homes
These homes date from 1986 to 1987, and the inspection carries the 1980s list: original furnaces and condensers at end of life, tile-roof underlayment nearing the end of its span, failed dual-pane seals, and for 1985 to 1989 the possibility of polybutylene supply lines, which a plumber should be asked about by name. Slope lots add drainage and retaining-wall questions that a general inspector will flag but a geotechnical engineer should answer; pools of this age often have original equipment and plaster. None of this is unusual; all of it is negotiable if it is found before the contingency comes off rather than after.
Remodels that add value in Ridgefield
In a tract of this era the remodels that return their cost are the ones that bring a 1980s plan to the way people live now: the kitchen opened to the family room, the primary bath and closet, the floors and the glass, and, on the right lot, the pool. What does not return its cost is the addition that pushes the house past what the street will support; the record shows the top sales are renovated versions of the original plans on the better lots, not the biggest houses.

How Ridgefield compares with nearby neighborhoods
The comparison is the tracts on the same slope and the older tract below. Country Glen next door, 1986 to 1987, is 1,348- to 2,925-square-foot houses at a median of $1,075,000 with a similar fee and the hillside lots at the top of its courts. Chaparral Estates below, 1968 to 1979, is the no-fee tract with the single stories at $1,250,000. Regency Hills, 1997 to 1999 across the canyon, is the step up at $1,825,000. Ridgefield trades level with Chaparral Estates for a house twenty years newer on a smaller lot, and a step above Country Glen.

What to weigh before buying in Ridgefield
Start with the lot and the slope: drainage, retaining walls and the fire-zone questions that come with backing to open space, including an insurance quote before anything else. Then the house, briefed for 1986 and 1987, with a plumber asked by name about polybutylene supply lines. Then the association, from the disclosure package. A buyer who needs a single story should look at Chaparral Estates below.
Who buys in Ridgefield
Families first, for Brookside, the cul-de-sacs and the park. Hikers and cyclists second, for the trailhead. Buyers moving up from Country Meadows or Country Glen third, who want the larger house on the same slope.
Buying or selling in Ridgefield: practical notes
For a buyer, read the plan off the square footage and the level, take the association package from the disclosures before the inspection, and brief the inspector for the 1980s. Pull the permit history of any addition, pool or converted garage from the county. Confirm the school assignment for the exact address.
For a seller, the comparable is the same plan and level, and the top of the record — $1,528,000 — is the renovated house on the better lot. Price to the record for the plan, say the association fee and the school assignment in the first lines of the listing, and let the condition argue for the top of the band.
History and builder
The history of Ridgefield: how the tract was built
Oak Park is an unincorporated community of Ventura County, and it was built out as a sequence of tracts from the late 1960s to the early 2000s under the county’s planning. Metropolitan Development Corporation bought the ranch land in the 1960s and the first houses went up on the valley floor in the late 1960s; the Municipal Advisory Council formed in 1975 and persuaded the county to cut the planned build-out from 26,000 residents to about 15,000, and the community seceded from Simi Valley Unified to form its own school district in 1977. The tracts of the 1980s and 1990s filled the slopes on either side of Kanan Road, and the last of them, above Deerhill Road, were finished in 2002.
Ridgefield was built in 1986 and 1987 on the slope above Oak Hills Drive, one of the second-wave tracts that climbed off the valley floor toward the open space, and its streets end at the Palo Comado trailhead. The county records show about 137 parcels inside the outline, which matches a secondary source’s count. The MLS files the sales as Ridgefield; the developer is not named in any source Gary Jacobs has been able to verify. A secondary source describes three plan tiers, from about 1,800 to 2,600 square feet with a three-car garage on the largest, which the sale record supports.
