Where Foxmoor Cove is
The history of Foxmoor Cove: how the tract was built
Foxmoor Cove belongs to the first wave of building on the Ventura County side of Westlake Village, in the late 1960s, when the Foxmoor neighborhoods went up west of the lake. The county recorded it as Tract 2033: 58 houses on four short courts and a piece of Creekwood Street, all built in 1969 according to the sale record.
The builder is not confirmed in any source Gary Jacobs has been able to verify. What the record does show is a tract of one era and one type: four-bedroom houses, single story from about 1,880 square feet and two story to about 3,050, on lots of about 8,000 square feet, with no gate and no association fee on any recent listing.
Foxmoor Cove homes: floor plans, sizes and lots
The sale record shows homes of 1,879 to 3,052 square feet, median 2,397, most with four bedrooms, and two of the six recorded sales single story. No plan sheet for Foxmoor Cove is in the Conejo Simi Moorpark Association of Realtors archive that this guide series draws on, so there is no drawing to reproduce. County records give the range across all 58 houses as 1,402 to 3,728 square feet.
Foxmoor Cove streets and how the tract is laid out
Bridgegate Court carries 22 of the 58 houses and four of the six recorded sales; Breckford Court has 20 houses, Woodlow Court 10, Glenmare Court 4 and Creekwood Street 2. All four courts are cul-de-sacs, so there is no through traffic inside the tract. Lots run from 0.15 to 0.26 acre in county records, with a median of 0.19.
Why people move to Foxmoor Cove
The first reason is the courts: every street in the tract is a cul-de-sac. The second is the house, a four-bedroom of 2,100 to 3,000 square feet on an 8,000-square-foot lot, more often than not with a pool. The third is the cost of ownership, with no association fee on any recent listing. The fourth is the price, which has run below the newer hillside tracts around it.
Living in Foxmoor Cove
The Foxmoor Cove HOA: dues, rules and monthly costs
All six sales since 2020 were listed with an association fee of $0. One 2025 listing on Bridgegate Court also listed a greenbelt, a playground and a recreation room among the amenities, which suggests access to a neighboring association’s facilities; whether a particular house carries that membership, and on what terms, is a question for the title report and the seller’s disclosures.
What the association covers and what the CC&Rs restrict is not confirmed in any source Gary Jacobs has been able to verify. Take the budget, the reserve study, the insurance certificate and the CC&Rs from the seller’s disclosure package, read the minutes for any special assessment or litigation, and confirm the current fee with the manager before removing a contingency.

Daily life here runs on the same places as the rest of the lake side of Westlake Village: Westlake Lake and its shoreline walk, the neighborhood parks of the Foxmoor area, and the shops and restaurants along Westlake Boulevard and Agoura Road. Trailheads into the hills south of Triunfo Canyon Road are a short drive.
Commuting from Foxmoor Cove: freeway access and the daily drive
Westlake Boulevard and Lindero Canyon Road both reach the Ventura Freeway in a few minutes. The drive to the Westside is forty minutes on a good day and ninety on a bad one, the same as from anywhere in the Conejo Valley.
Foxmoor Cove home prices and the market
Foxmoor Cove home prices and the current market
The figures in this section were current when this guide was last reviewed. The sale record in the facts above and the listings below are drawn live from the MLS each time the page loads.
In the two years through October 2025, 3 homes in the tract sold through the MLS, at prices from $1,293,500 to $1,650,000 and a median of $1,425,000. The six sales since August 2020 ran from $980,000 to $1,650,000 with a median of $1,452,500. The top of the record is $1,650,000 on Bridgegate Court in March 2025 for a 2,458-square-foot four-bedroom from 1969; the bottom is $980,000 on Woodlow Court in August 2020 for a 2,115-square-foot four-bedroom from 1969.
Six sales in six years is a thin record, but it is a consistent one: the same four-bedroom 1969 houses, separated by condition, a second story and a pool. The 2020 sale at $980,000 and the 2025 sales at $1,293,500 and $1,650,000 show how far the floor has moved. Gary Jacobs keeps the sale-by-sale history and can say where a given house sits in it.
Renting in Foxmoor Cove: leases and rental prices
No lease is recorded in the MLS sources this guide draws on, so it does not quote a rent. In a tract of 58 owner-occupied houses, leases are occasional and mostly private.
What inspectors find in Foxmoor Cove homes
These are 1969 houses, and the inspection carries the late-1960s list: original galvanised supply lines, original electrical panels of brands insurers now flag, single-pane aluminum windows where not replaced, original furnaces and ductwork, and roofs and sewer laterals at or past end of life. Five of the six recorded sales had a pool, and pools of this age often have original equipment and plaster. None of this is unusual; all of it is negotiable if it is found before the contingency comes off rather than after.
Remodels that add value in Foxmoor Cove
In a tract of this era the remodels that return their cost are the ones that bring a 1969 plan to the way people live now: the kitchen opened to the family room, the primary bath and closet, the floors and the glass, and the pool brought up to date. What does not return its cost is the addition that pushes the house past what the court will support.
Buying and selling in Foxmoor Cove
How Foxmoor Cove compares with nearby neighborhoods
The comparison is the other 1969 tracts around it. Foxmoor Glen, next door to the southwest on Aspenwall Road and its courts, is the closest match: the same builder-era four-bedroom houses, with five sales since 2020 from $999,900 to $2,850,000. Foxmoor, the large tract nearby, has the most sales and the widest range of plans. Foxmoor Hills is the larger neighbor with its own range of plans, and Triunfo West, next door on Crespi and Portola Lanes, is attached homes at lower prices. Foxmoor Cove trades with Foxmoor Glen: a finished two-story with a pool has sold in the $1,600,000s, and an original single-story near $1,425,000.
What to weigh before buying in Foxmoor Cove
Start with the house: a 1969 building, inspected for its age, with the permit history of any second-story or room addition pulled from the City of Thousand Oaks. Then the lot, since the courts back onto different neighbors and some lots are larger at the cul-de-sac ends. Then the title report, for any association membership. Then patience: about one sale a year.
Who buys in Foxmoor Cove
Move-up buyers first, who want a four-bedroom house with a yard and a pool on a quiet court in the Westlake High School area. Buyers coming out of the townhomes nearby second. Renovators third, for the original single-story houses.
Buying or selling in Foxmoor Cove: practical notes
For a buyer, brief the inspector for a 1969 house, pull the permit history, and ask for the title report early to settle the association question. Confirm the school assignment for the exact address.
For a seller, the comparables are inside the tract and in Foxmoor Glen: the top of the record is $1,650,000 in March 2025 for a 2,458-square-foot two-story with a pool. Price to the plan and the condition, and say the court, the pool and the absence of dues in the first lines of the listing.
