Where Foxmoor Estates is
The history of Foxmoor Estates: how the tract was built
Foxmoor Estates belongs to the second wave of building on the Ventura County side of Westlake Village, in the mid-1970s, after the first Foxmoor tracts of the late 1960s. The houses that have sold were built from 1976 to 1978, and the county recorded most of them in Tract 1972-03, the same recorded tract as Ridgeview Estates next door; the MLS separates the two as Foxmoor Estates-732 and Ridgeview Estates.
The builder is not confirmed in any source Gary Jacobs has been able to verify. What the record shows is a single-story tract: three- and four-bedroom houses of about 1,500 to 2,250 square feet on lots of a quarter acre or more, with nominal annual dues and no gate.
Foxmoor Estates homes: floor plans, sizes and lots
The sale record shows homes of 1,522 to 2,252 square feet, median 1,605, most with four bedrooms, and five of the five recorded sales single story. No plan sheet for Foxmoor Estates is in the Conejo Simi Moorpark Association of Realtors archive that this guide series draws on, so there is no drawing to reproduce. The 1,605-square-foot four-bedroom on Briarglen Avenue appears in three of the five sales, two of them the same house.
Foxmoor Estates streets and how the tract is laid out
Thornhill Avenue carries 29 of the 68 houses and two of the five recorded sales; Briarglen Avenue has 13 houses and the other three sales. Bridgegate Street has 12 houses, Kerryglen Street 8 and Valecroft Avenue 6. Lots have a median of 0.27 acre in county records, large for a Westlake Village tract of this age.
Why people move to Foxmoor Estates
The first reason is the single-story house, which is hard to find in Westlake Village and is every sale in this record. The second is the lot, a quarter acre or more. The third is the cost of ownership, with dues of about $55 a year. The fourth is the price, which starts lower than the two-story tracts around it because the houses are smaller.
Living in Foxmoor Estates
The Foxmoor Estates HOA: dues, rules and monthly costs
Listings report dues of $44 to $55 a year, paid annually; the most recent sale, in June 2026, reported $55. One 2020 listing named a greenbelt among the amenities. There is no gate.
What the association covers and what the CC&Rs restrict is not confirmed in any source Gary Jacobs has been able to verify. Take the budget, the reserve study, the insurance certificate and the CC&Rs from the seller’s disclosure package, read the minutes for any special assessment or litigation, and confirm the current fee with the manager before removing a contingency.
Schools serving Foxmoor Estates: district, elementary, middle and high
Foxmoor Estates is in the Conejo Valley Unified School District, and Westlake High School is the high school for this side of Westlake Village. Elementary and middle school assignments depend on the address, so confirm them with the district’s school locator before writing an offer.
Parks, trails and everyday life in Foxmoor Estates
Daily life here runs on the same places as the rest of the lake side of Westlake Village: Westlake Lake and its shoreline walk, the neighborhood parks, and the shops and restaurants along Westlake Boulevard and Agoura Road. Trailheads into the hills south of Triunfo Canyon Road are a short drive.
Commuting from Foxmoor Estates: freeway access and the daily drive
Westlake Boulevard and Lindero Canyon Road both reach the Ventura Freeway in a few minutes. The drive to the Westside is forty minutes on a good day and ninety on a bad one, the same as from anywhere in the Conejo Valley.
Foxmoor Estates home prices and the market
Foxmoor Estates home prices and the current market
The figures in this section were current when this guide was last reviewed. The sale record in the facts above and the listings below are drawn live from the MLS each time the page loads.
In the two years through June 2026, 3 homes in the tract sold through the MLS, at prices from $1,220,000 to $1,799,000 and a median of $1,238,500. The five sales since April 2020 ran from $990,000 to $1,799,000 with a median of $1,220,000. The top of the record is $1,799,000 on Thornhill Avenue in September 2024 for a 2,252-square-foot four-bedroom from 1976; the bottom is $990,000 on Briarglen Avenue in October 2020 for a 1,605-square-foot four-bedroom from 1976.
Five sales in six years, two of them the same house, is a thin record. The repeat sale is the most useful part of it: 1443 Briarglen Avenue, a 1,605-square-foot four-bedroom, sold for $1,238,500 in June 2025 and $1,220,000 in June 2026, which says the price of the standard plan has been flat for a year. The top of the record, $1,799,000 on Thornhill Avenue in September 2024, was the largest house, 2,252 square feet on a third of an acre. Gary Jacobs keeps the sale-by-sale history and can say where a given house sits in it.
Renting in Foxmoor Estates: leases and rental prices
No lease is recorded in the MLS sources this guide draws on, so it does not quote a rent. In a tract this small, leases are occasional and mostly private.
What inspectors find in Foxmoor Estates homes
These are mid-1970s houses, and the inspection carries the list for that era: original supply lines and electrical panels of brands insurers now flag, single-pane aluminum windows where not replaced, original furnaces and ductwork, and roofs and sewer laterals at or past end of life. Pools of this age often have original equipment and plaster. None of this is unusual; all of it is negotiable if it is found before the contingency comes off rather than after.
Remodels that add value in Foxmoor Estates
In a tract of this era the remodels that return their cost are the ones that bring the original plan to the way people live now: the kitchen opened to the family room, the primary bath and closet, the floors and the glass, and the pool brought up to date. What does not return its cost is the addition that pushes the house past what the street will support.
Buying and selling in Foxmoor Estates
How Foxmoor Estates compares with nearby neighborhoods
The comparison is the tracts around it. Ridgeview Estates, next door in the same recorded tract, is the closest match in age. Hidden Valley Estates, the gated enclave beside it, is two-acre estate lots from 2005 and 2006 at several times the price. Foxmoor and Foxmoor Hills are the larger tracts nearby with two-story plans. Foxmoor Estates is the single-story choice among them, on the largest standard lots.
What to weigh before buying in Foxmoor Estates
Start with the house: a mid-1970s single story, inspected for its age, with the permit history of any addition pulled from the City of Thousand Oaks. Then the lot, since a quarter acre leaves room to add on or add a pool, which none of the recorded sales had. Then the dues and what they cover. Then patience: fewer than one sale a year.
Who buys in Foxmoor Estates
Buyers who want one level first, whether downsizing or planning to stay. Move-up buyers second, for the lot. Renovators third, since the standard plan is about 1,600 square feet on a lot that will carry more.
Buying or selling in Foxmoor Estates: practical notes
For a buyer, brief the inspector for a mid-1970s house, pull the permit history, and take the association documents from the disclosure package. Confirm the school assignment for the exact address.
For a seller, the comparables are inside the tract and in Ridgeview Estates. Price to the square footage and the condition, and say single story, the lot size and the low dues in the first lines of the listing.
