Ridgeview Estates

Ridgeview Estates is the upper end of Valecroft Avenue, roughly the 1575 to 1680 blocks, plus Shadowglen Court and Castleview Court. It shares one recorded tract map with Foxmoor Estates, the single-story homes built from 1975 to 1977 on lower Valecroft, Briarglen, Thornhill and Kerryglen, but the two have separate associations and are sold under different names. Ridgeview Estates homes are all two-story and were built in 1978.

Homes on the upper side of Valecroft back up to the ridge and have the best views, south and east toward the Santa Monica Mountains. Homes on the lower side tend to have flatter, larger yards, and several have pools. Shadowglen and Castleview courts have the largest lots.

Five original plans, numbered One through Five, are on file. All are two-story, with the living room, dining room and kitchen downstairs and the main bedroom upstairs. The three larger plans add a den or bedroom with a full bath downstairs, which is why listings here so often mention a main-floor bedroom.

The most common sizes are 2,304 square feet—a three-bedroom, two-and-a-half-bath plan—and 2,499 and 2,645 square feet, four-bedroom plans with three baths.

The Ridgeview Estates Property Owners Association charges about $105 a year, up from $65 to $90 a year in earlier listings. It has no pool, clubhouse, gate or greenbelt; the dues cover administration and enforcement of the CC&Rs. Foxmoor Estates, on the streets below, has its own separate association.

Ridgeview Estates is in the Conejo Valley Unified School District: Westlake Elementary, Colina Middle School and Westlake High School. Confirm the assignment for a specific address with the district. Triunfo Community Park, with ball fields, tennis courts and a playground, is a short drive away on Aranmoor Avenue.

Valecroft Avenue leads down to Bridgegate Street and Westlake Boulevard, which runs north to the 101 in a few minutes.

By 1978 copper supply lines were standard, but they are now nearly fifty years old. Tile roofs last, but the underlayment under them does not, and original shake roofs are due for replacement. On the hillside, check drainage, retaining walls, slope irrigation and any pool near the edge of the pad. Compare additions with City of Thousand Oaks permits.

With about 50 homes, sales are infrequent. Three sold between October 2025 and September 2026: a 2,499-square-foot home on Castleview Court for $1,775,000, a 3,192-square-foot home on Valecroft Avenue for $1,725,000, and a 2,645-square-foot home on Valecroft for $1,570,000.

The view matters more than size. In June 2024 a remodeled 2,304-square-foot home on the view side of Valecroft sold for $2,164,000, well above larger homes on the lower side.

Foxmoor Estates, on the streets below, has single-story homes on lots as large or larger, at somewhat lower prices. Foxmoor Hills, just to the east, is an older hillside tract with low dues and a median of $1,795,000 over a similar period. Ridgeview Estates offers a newer, larger two-story with a view.
