Hidden Valley Estates is a gated enclave of about 28 custom homes on lots of about two acres, built around 2005 and 2006 on the hills north of Foxmoor, off Bridgegate Street, on the Ventura County side of Westlake Village. The houses run from about 4,200 to 7,300 square feet. Sales are rare, only a handful since 2020.

The homes
The enclave
Hidden Valley Estates was subdivided in the early 2000s on the hillside above Bridgegate Street, north of the 1968–69 Foxmoor tract. It is one of the few places on the Ventura County side of Westlake Village with lots of about two acres. The homes are custom, most of them two-story with five bedrooms, on parcels that back onto open hills.
The homes
Every house was individually built, so there are no shared plans. The homes are about 4,200 to 7,300 square feet, with a median of about 5,400.
Owning here
The association
The association maintains the gate, the private streets and the common landscaping, and reviews exterior changes. Dues were $525 to $535 a month in 2020–21 and $590 on the 2025 sale.
Schools
Hidden Valley Estates is in the Conejo Valley Unified School District. Listings show Westlake Elementary, Colina Middle School and Westlake High School; confirm the assignment for a specific address with the district.
Getting around
Bridgegate Street leads to Westlake Boulevard and the 101 in a few minutes. Lake Sherwood is a short drive west on Potrero Road.
What to check
At twenty years old, original HVAC systems, water heaters and pool equipment are due. On two-acre hillside lots, check slopes, drainage, retaining walls and brush clearance, and get an insurance quote early, since the lots border open hillside.

Recent sales
Sales here are rare. One home sold between October 2024 and September 2026: a 6,798-square-foot five-bedroom on Rose Garden Circle for $6,350,000 in June 2025. Four earlier sales from 2020 to 2022 ran from about $3,200,000 to $3,750,000.
How it compares
Lake Sherwood, to the west, has gated estates on a private lake and golf course at higher prices. North Ranch Country Club Estates offers large gated homes with golf. Hidden Valley Estates offers similar lot sizes closer to Westlake Boulevard, with the Foxmoor area’s schools.
