Oakcreek Village streets and how the tract is laid out

Buffwood Place is the spine. It drops south off Thousand Oaks Boulevard, curves through the middle of the tract and ends near the Hillrise frontage at the bottom, and everything else hangs off it. Oakpath Drive leaves Buffwood about a third of the way down and runs north-west to a cul-de-sac bulb; Kiva Court is a short stub a little further south; and at the bottom of Buffwood, Quail Run Drive turns west toward Hillrise, with Clee Court coming off it. Nothing runs through, so the only ways in are the Thousand Oaks Boulevard entrance at the top and Quail Run Drive at the bottom.

One thing to know about the address: Oakpath Drive appears in three unconnected places in Agoura Hills, and only one of them is in this tract. The Oakpath Drive here is the cul-de-sac off Buffwood Place. A second pair of Oakpath Drive cul-de-sacs sits about 400 feet west, off Grey Rock Road, and those belong to Morrison Ranch South. A third stretch of Oakpath Drive runs much further east and forms the line between Oak Valley and Annandale/Whispering Pines. House numbers run continuously across all three, which is why a search on the street name alone will mix three different tracts.

Where the Oakcreek Village boundary runs

Thousand Oaks Boulevard is the north edge, and the outline on the map stops at the south kerb rather than crossing into the roadway. Meadow Ridge Condos and Lakeview Villas sit on the far side of it, so the boulevard is a real neighborhood line here and not just a busy street.

The west and south edge is Hillrise, and it is the boundary worth being careful about because the two tracts touch along their whole length without any open ground between them. The line runs down the back of the Buffwood Place and Clee Court lots, then follows the diagonal that Hillrise’s own outline takes toward Kanan Road at the bottom. Cross it and the houses change era and size immediately: 1968 to 1970 and 1,655 to 2,063 square feet on the Hillrise side, 1982 to 1986 and 2,136 to 3,090 square feet on this one.

The east edge is the back of the Kanan Road commercial frontage. The retail buildings and their parking sit outside the outline, which is why the shops are a short walk rather than a drive from most of the tract. Oakpath Drive’s cul-de-sac bulb at the north-west corner is separated from the Morrison Ranch South cul-de-sacs by a landscaped strip of open ground, and the outline follows that gap.

The Oakcreek Village houses, and what the plans look like

Every one of the five recorded sales is a two-storey plan with three full bathrooms and the entry on the main or ground level, which narrows the range considerably. Sizes run 2,136 to 3,090 square feet with a median of about 2,436, and bedroom counts run three to five. The two 1982 houses in the record are the same 2,436-square-foot four-bedroom plan and both carry a three-car garage; the 1985 and 1986 houses are two-car. Construction is given as stucco, with wood on one of them.

Lots are 6,759 to 7,798 square feet, about 0.16 to 0.18 acre, with a median near 6,995 — larger than Hillrise next door but modest by the standards of the Morrison Ranch tracts up the hill. Three of the five sales carry a private pool, two of them described as gunite. Central air conditioning and a fireplace appear on all five.

Three of the five listings give the amenity as greenbelt or park and one gives landscape maintenance. No pool, clubhouse or gate appears in the dues on any of them, which is consistent with a fee this size. For anyone planning a room addition, a pool or a second-storey change, the practical constraint is the city permit process plus whatever architectural review the CC&Rs give the association — read them before drawing plans, not after.

In Agoura Hills the attendance lines do not always follow tract boundaries, and the middle-school line in particular has been known to fall inside a neighborhood. Kanan Road runs south to the Ventura Freeway interchange in well under a mile, and north to Thousand Oaks; the boulevard runs west through the rest of the city.

The trade-off is noise and traffic on the two outer edges. Houses on the north end of Buffwood Place back onto Thousand Oaks Boulevard and the east row backs onto commercial parking, while the middle and south of the tract — Kiva Court, Clee Court and the lower half of Buffwood — are considerably quieter. It is worth walking the specific block at a weekday afternoon before deciding.
