Sycamore Canyon Estates is a guard-gated community of about 51 homes on Sycamore Canyon Drive and Caitlyn Circle, built in 2002 and 2003 at the south end of Three Springs. The houses are large, mostly about 4,200 to 4,600 square feet, on lots of about a quarter to two-thirds of an acre. It is on the Los Angeles County side, in the City of Westlake Village and the Las Virgenes Unified School District.

The homes

The community

Sycamore Canyon Estates was one of the last new neighborhoods on the Los Angeles County side of Westlake Village, built in 2002 and 2003 in the canyon at the south end of Three Springs. It is entered from Kirsten Lee Drive through a staffed gate. Sycamore Canyon Drive loops through, with Caitlyn Circle off it, and the larger lots back onto the canyon slopes.

The floor plans

Four residence plans are on file. Residence 1 is single-story around an entry courtyard; Residences 2, 3 and 4 are two-story, one with the main bedroom downstairs. They run from about 3,400 to 4,600 square feet.

The association

The association runs the staffed gate and maintains the private streets and common landscaping. Dues were $600 to $635 a month in 2022–23 and $660 on the 2024 sale.

Schools

Sycamore Canyon is in the Las Virgenes Unified School District: White Oak Elementary, Lindero Canyon Middle School and Agoura High School. Confirm the assignment for a specific address with the district.

Getting around

Kirsten Lee Drive leads to Three Springs Drive and Triunfo Canyon Road, then to Westlake Boulevard or Lindero Canyon Road and the 101.

What to check

At about twenty-three years old, original HVAC systems, water heaters and pool equipment are due. Check tile-roof underlayment, and on canyon lots, drainage, slopes and brush clearance. Get an insurance quote early.

Homes here change hands rarely. None sold through the MLS between October 2024 and September 2026. The five sales from October 2022 to May 2024 ran from $2,300,000 to $2,899,999, with a median of $2,677,000; the most recent was a 4,229-square-foot home on Sycamore Canyon Drive in May 2024.

How it compares

Three Springs, around it, has late-1980s two-story homes at lower prices with the same schools and no gate. The guard-gated neighborhoods of North Ranch and Westlake Island cost more. Sycamore Canyon is the newest gated community of large homes on the Los Angeles County side.
