The lakeside homes of Lake Sherwood are about 70 houses on Lake Sherwood Drive, David Lane and Trentham Road, along the shore of Lake Sherwood in unincorporated Ventura County west of Westlake Village. Many lots were first built with small lake homes decades ago, and most have since been replaced with larger houses. Sales are rare, and prices are among the highest in the area.

The homes
The lakeside
Lake Sherwood was a lake community long before Westlake Village was planned, and the lots along its shore were among the first subdivided. Lake Sherwood Drive runs along the water, with David Lane and Trentham Road nearby. Most of the original small homes have been replaced, and new houses are still going up. The gated Sherwood Country Club neighborhoods are on the other sides of the lake.
The homes
Every house is different. Recent sales and listings range from about 3,500 to 8,400 square feet, most with four to six bedrooms. A few older homes of under 1,500 square feet remain.
Owning here
The lake association
Listings show dues of about $1,050 to $1,200 a year for the lake association, which manages the private lake and its facilities. Some homes are also in a smaller neighborhood association. Ask for both sets of documents, and for any dock permit.
Schools
Lake Sherwood is in the Conejo Valley Unified School District. Listings show Westlake Elementary, Colina Middle School and Westlake High School; confirm the assignment for a specific address with the district.
Getting around
Potrero Road runs east to Westlake Boulevard and the 101, about ten minutes away.
What to check
Homes range from decades-old to new, so every inspection is different. Unincorporated Ventura County handles permits here, not a city. On lakefront lots, check the seawall, dock and drainage; on hillside lots, slopes and brush clearance. Get an insurance quote early.

Recent sales
Lakeside homes rarely come up for sale. Two sold between October 2024 and September 2026: a 4,366-square-foot home on Lake Sherwood Drive for $5,500,000 in December 2024, and a 4,345-square-foot home on Trentham Road for $4,300,000 in June 2025. In mid-2026 several were listed, including a new 8,446-square-foot house at $11,500,000.
How it compares
Sherwood Country Club, around the lake, is guard-gated with a Jack Nicklaus golf course and generally larger homes. Sherwood North Shore and The Glen are nearby gated neighborhoods of 1990s and 2000s homes at lower prices.
