Village Glen is a 1972 condominium community of about 136 attached, single-level homes on six circles off Landsburn Circle, near Agoura Road on the Ventura County side of Westlake Village. The homes
The six circles
Village Glen is laid out as six cul-de-sac circles, each a loop of attached single-story homes around a landscaped center with guest parking: Stonewall, Hartland, Canterford, Glenbridge, Nottingwood and Bright Glen. Village Greens, next door on Landsburn Circle, Instone Court and Kirkford Way, is a separate association with smaller units.
The floor plan
Nearly every home is the same plan: 1,149 square feet on one level, with two bedrooms, two baths and a garage, and no steps between rooms. A few units are larger, about 1,200 to 1,400 square feet. Nothing can be added on, so remodeling means kitchens, baths, floors and windows.

Owning here
The association
The Village Glen Property Owners’ Association maintains the building exteriors, roofs and grounds, the pool and the spa. Dues have risen quickly with insurance costs: $400 a month in 2022, $588 in 2024–25 and $690 on the 2026 sales. Ask for the budget, the reserve study and the master insurance policy, and have your lender confirm the project qualifies for your loan.
Schools
Village Glen is in the Conejo Valley Unified School District: Westlake Elementary, Colina Middle School and Westlake High School. Confirm the assignment for a specific address with the district.
Getting around
Agoura Road is just north, with the 101 a few minutes away and the lake, The Landing and the shops along Agoura Road close enough that many owners walk.
What to check in a 1972 home
Unrenovated units may still have original copper supply lines, cast-iron drains, older panels and single-pane aluminum windows. The CC&Rs spell out what the association maintains and what the owner does.

Recent sales
With one main plan, prices here move in a narrow band. 10 homes sold between March 2025 and July 2026, from $750,000 to $850,000, with a median of $795,000. All but one were the 1,149-square-foot plan; condition and position on the circle made most of the difference.
How it compares
Village Greens, next door, has smaller flats and two-level units from $500,000 to $690,000. Northshore, just south on the lake, has larger single-level homes with lake access starting around $850,000. Triunfo West has single-level homes of about 1,500 square feet at around $900,000.
