Emerald Forest is the name for the gated section of North Ranch on Oxley Place and Bridgetown Place. The two streets hold 17 houses on one county map, and every lot is at least half an acre. It sits above the North Ranch Country Club course on the north side of Kanan Road, among the larger-house enclaves around the club.

The developer is not confirmed in any source Gary Jacobs has been able to verify. The one recent listing reports a 2007 build, but houses on larger custom lots like these are often built or rebuilt at different times, so check the permit history of any house you are considering.

County records show houses from 4,062 to 8,638 square feet, and 14 of the 17 are over 5,700. Lots run from 0.51 to 1.10 acres; the largest is on Bridgetown Place. The one recent sale was a six-bedroom, eight-bath house of 8,117 square feet on 0.79 acre, with views of the hills and mountains.

Listings describe Emerald Forest as a gated community. The 2025 sale reported a $460 association fee. What the fee covers (the gate, the private streets, landscaping) is not confirmed in any source Gary Jacobs has been able to verify, so take the budget and CC&Rs from the disclosure package.

North Ranch is inside the City of Thousand Oaks and the Conejo Valley Unified School District, with Westlake Village 91362 addresses. School assignments are set by address, so confirm the elementary, middle and high school for a specific house with the district locator before you rely on them.

Resales are rare. The MLS record this guide draws on has one sale in the last two years: $4,995,000 for 5184 Oxley Place in August 2025, about $615 a square foot. For comparison, Country Club Estates, the guard-gated community across the club, had a median of about $5.4 million on 11 sales over the same period, and High Country, the open estate tract on the ridge, about $3.8 million on four.

Emerald Forest is one of several small gated enclaves around the North Ranch Country Club. Island Forest, on its south side, has houses on up to about an acre and a half. Fairway Estates, on the 9th hole, is 16 houses of 3,400 to 5,600 square feet from 1990. Country Club Estates is the guard-gated option, with larger lots and higher dues. Masters Series and Crescent Oaks, the open late-1980s tracts nearby, trade at medians near $1.8 million and $2.7 million.

With 17 houses and about one sale every few years, pricing a house here means looking past the MLS to the enclaves around it and to the size, lot and condition of the house itself. Ask for the association’s rules on gate access for guests and deliveries, the reserve study, and the permit history of any additions. Many sales in small gated enclaves happen before a listing goes public, so it pays to let an agent who works North Ranch know what you are looking for.
