Westlake Country Estates is a gated road of estate homes, Country Ranch Road, off Westlake Boulevard just south of the City of Westlake Village and next to Sycamore Canyon. There are 20 parcels, 17 of them built, with homes of about 4,000 to 7,300 square feet built one at a time from 1994 to 2019, most around 2000. Most parcels are in unincorporated Los Angeles County.

The neighborhood
The homes
Westlake Country Estates is not a tract of look-alike homes but a gated private road of estate lots, each built separately. Most homes went up around 2000, with a few later. Because most parcels are outside city limits, Los Angeles County handles permits.
The association
With 17 homes sharing a private gated road, the association’s reserves for the road and the gate matter. Dues were $400 a month on the 2024 sale; ask for the budget and reserve study.
Schools
Westlake Country Estates is in the Las Virgenes Unified School District. Listings show White Oak Elementary, Lindero Canyon Middle School and Agoura High School; confirm the assignment for a specific address with the district.
What to check
On acre-plus hillside lots, check slopes, drainage, septic or sewer, access easements and brush clearance, and get an insurance quote early.

Sales are rare. None closed through the MLS between October 2024 and September 2026. In July 2024 a 4,707-square-foot seven-bedroom home built in 2000, on about 2.3 acres, sold for $3,995,000.
How it compares
Sycamore Canyon, next door in the City of Westlake Village, is a guard-gated tract of 2002–2003 homes on smaller lots at lower prices. Westlake Country Estates offers acreage and privacy close to Westlake Boulevard.
