County records show nine houses from 5,132 to 11,677 square feet; the largest, on Island Forest Place, is 11,677 square feet. Lots run from 0.68 to 1.49 acres. Two further lots of about 0.87 acre have no recorded house square footage in the county data, so check their status before assuming the enclave is built out.

Island Forest takes its name from its setting: a gated pocket of custom houses surrounded by the fairways of the North Ranch Country Club. It is the most secluded of the North Ranch enclaves, with two short streets, Island Forest Place and Island Forest Avenue, and lots that are all at least two-thirds of an acre.

The developer is not confirmed in any source Gary Jacobs has been able to verify. The 2020 sale was built in 1988.

Listings describe Island Forest as gated, and the 2020 sale reported a $796 association fee along with an owned security system and fire sprinklers in the house. Ask for the current budget, the CC&Rs and the gate rules in the disclosure package.

North Ranch is inside the City of Thousand Oaks and the Conejo Valley Unified School District, with Westlake Village 91362 addresses. School assignments are set by address, so confirm the elementary, middle and high school for a specific house with the district locator before you rely on them.

There is too little recent data to quote a market price. The last MLS sale was $4,350,000 in July 2020, about $527 a square foot. Prices in North Ranch’s estate enclaves have risen since: Emerald Forest, just north, sold at $4,995,000 in August 2025, and Country Club Estates had a median of about $5.4 million over the two years through September 2026.

Island Forest competes with the other estate enclaves around the club. Emerald Forest has 17 houses of similar size on slightly smaller lots. Fairway Estates has 16 smaller houses from 1990 on half-acre lots. Country Club Estates is guard-gated, with lots up to ten acres and dues in the thousands a quarter. Island Forest’s draw is the setting: few houses in North Ranch are this surrounded by the course.

With about a dozen houses and years between sales, a price here depends on the individual house, its size and condition, and its position on the course. Ask about errant golf balls on the lot, the age of the roof and systems of a 1980s house, and the permit history of any additions. Most sales in enclaves this small happen through agents who know the owners, so let one know what you are looking for.
