County records show 11 houses from 4,399 to 8,956 square feet, most between 5,000 and 6,100, on lots of 0.40 to 0.72 acre. The twelfth lot, 4400 Oak Place Drive, now holds a 2025 house of 9,102 square feet with six bedrooms and seven baths, the largest on the street.

Oak Place is the gated section at the top of Oak Place Drive, next to North Ranch Park. The rest of Oak Place Drive belongs to North Ranch Custom, the individually built houses around the park; the 12 houses at the top sit behind a gate of their own.

The developer is not confirmed in any source Gary Jacobs has been able to verify.

The 2026 listing describes automatic gates with card or code access and reports a $400 association fee. Ask for the budget, the CC&Rs and the gate rules in the disclosure package.

North Ranch is inside the City of Thousand Oaks and the Conejo Valley Unified School District, with Westlake Village 91362 addresses. School assignments are set by address, so confirm the elementary, middle and high school for a specific house with the district locator before you rely on them.

Oak Place has no MLS sale in the last two years, so the new listing at $9,525,000, about $1,046 a square foot, is an asking price for a new house, not a market read for the older ones. North Ranch Custom, the open custom streets around it, had a median of about $3.3 million over the same period, and Country Club Estates, the guard-gated community, about $5.4 million.

Oak Place is North Ranch Custom with a gate: individually built houses on half-acre lots, next to the park, with an entry of their own. Buyers usually compare it with the open custom streets, where there is more to choose from, and with the Estates at North Ranch, the newer gated enclave on acre lots off Miller Ranch Drive.

With 12 houses, sales are rare and every house is different, so a price depends on the house itself. Ask for the permit history, the age of the roof and systems, and the association’s gate and guest rules. A new house next door also resets what buyers expect on the street, which matters if you are selling an older one.
