The history of Southridge Trails: how the tract was built
Southridge Trails was recorded as tract 743 and built from 1978 on the ridge above Lindero Canyon Road, one of the hillside tracts that followed the lake basin in the second phase of the master plan. The original marketing set survives in the Conejo Simi Moorpark Association of Realtors archive: four plans and a series of lot-by-lot sheets, each naming the plan and the elevation assigned to the lot, which is how the tract was sold. Some lots were built later, and the 1996 house on Canterhill Place that sold for $3,440,000 in July 2024 is one of them.
The developer is not confirmed in any source Gary Jacobs has been able to verify. What the record shows is about 79 houses, four- and five-bedroom plans of 3,000 to 3,800 square feet plus larger later houses, on lots of 16,000 square feet to over an acre, with no association fee reported in the sales.

The sale record shows 2,959-, 3,726- and 3,818-square-foot four- and five-bedrooms, and a 6,090-square-foot four-bedroom on Ridgeford Drive on a 54,025-square-foot lot — an acre and a quarter — that sold for $1,850,000 in November 2024, the largest house and lot in the record at the second-lowest price, which says the house rather than the land set that price. All four recorded sales are two story.

Southridge Trails streets and how the tract is laid out
Ridgeford Drive runs along the ridge and carries two of the four sales; Canterhill Place is the cul-de-sac off it with the other two. The lots run from about 16,100 square feet to 54,000, median about 17,300, with the largest at the ends of the streets against the open space. There is no gate and no through traffic.
