Westpark Condos is the least expensive address in Westlake Village: the West Park Condos built in 1968 at Agoura Road and Lindero Canyon Road, in the first years of the master plan, as single-level studio, one-bedroom and two-bedroom units of about 470 to 1,160 square feet with terraces. Thirty-two have sold since June 2020, every one single level, which makes it the second most active community in the city after Hidden Canyon; in the two years through August 2026, ten sold through the MLS, from $300,000 to $555,000 with a median of $467,500. The original plan sheets for the three unit types are on file and reproduced below.

Where Westpark Condos is
The history of Westpark Condos: how the tract was built
West Park was built in 1968, among the first buildings in Westlake Village, at the corner of Agoura Road and Lindero Canyon Road. It is a garden-apartment-style community of the period: two-story buildings around greenbelts, with every unit on one level and a terrace off the living room. The original plan sheets for the three unit types survive in the Conejo Simi Moorpark Association of Realtors archive and are reproduced below.
The developer is not confirmed in any source Gary Jacobs has been able to verify. What the record shows is studios of about 470 square feet, one-bedrooms, and two-bedrooms of about 1,150, a greenbelt, guest parking, barbecues and a picnic area carried in listings, and dues that listings report at $395 to $710 a month, which at this price is the largest number in the purchase.
Westpark Condos original floor plans, with the builder drawings
Three unit types are on file and reproduced below. The sale record since 2020 is fifteen studios and one-bedrooms of 473 to about 800 square feet, and seventeen two-bedrooms of about 1,150 square feet; every unit is single level. The two-bedrooms set the top of the record at $555,000 to $559,000 on Agoura Road; the studios set the bottom at $300,000 to $305,000 on Lindero Canyon Road.

Westpark Condos streets and how the tract is laid out
Two addresses: Agoura Road, with fourteen of the thirty-two sales, and Lindero Canyon Road, with eighteen. The buildings are numbered, and position — upper or lower, greenbelt or parking, distance from the road — is what separates otherwise identical units. The MLS records a lot of about ten and a half acres for every unit, which is the association’s land, not the unit.
Why people move to Westpark Condos
The first reason is the entry: a Westlake Village address in the Las Virgenes district for $300,000 to $559,000, which nothing else in the city approaches. The second is the level: every unit is single level with a terrace. The third is the location, walking distance to the shops on Agoura Road and five minutes from the freeway. The fourth is liquidity: thirty-two sales in six years, so there is usually something for sale and a buyer for it.
Living in Westpark Condos
The Westpark Condos HOA: dues, rules and monthly costs
Listings report the fee at $395–$710 a month, with 2026 sales at $545 to $710. The fee carries the buildings’ exteriors and roofs, the grounds, guest parking and, per listings, some of the utilities; at this price the fee is the largest variable in the monthly cost, and the reserve study for 1968 buildings is the document to read.
What the association covers and what the CC&Rs restrict is not confirmed in any source Gary Jacobs has been able to verify. Take the budget, the reserve study, the insurance certificate and the CC&Rs from the seller’s disclosure package, read the minutes for any special assessment or litigation, and confirm the current fee with the manager before removing a contingency.
Schools serving Westpark Condos: district, elementary, middle and high
Los Angeles County side of Westlake Village, so Las Virgenes Unified: White Oak Elementary, Lindero Canyon Middle School and Agoura High School are the assignments listings give for this side of the city. Confirm the exact address with the district locator; the county line is also the district line, and it runs through the middle of the community.
Parks, trails and everyday life in Westpark Condos
Westlake Village runs on the lake and the promenade: the Landing and the Westlake Village Inn on the water, the shops and restaurants along Agoura Road and Westlake Boulevard, the YMCA, the community park, and Triunfo Creek and the Santa Monica Mountains trails within a few minutes. The Ventura Freeway crosses the middle of the community, and most tracts are five minutes from an on-ramp; the drive to the Westside is the same forty minutes to ninety it is from anywhere in the Conejo Valley.
Commuting from Westpark Condos: freeway access and the daily drive
The Ventura Freeway is the spine of the Conejo Valley, and this tract is a few minutes from an on-ramp. Errands are along Agoura Road, Westlake Boulevard and Lindero Canyon Road; the Westside is forty minutes on a good day and ninety on a bad one, and a buyer who commutes should time it at 7:30 in the morning before deciding.
Westpark Condos home prices and the market
Westpark Condos home prices and the current market
The figures in this section were current when this guide was last reviewed. The sale record in the facts above and the listings below are drawn live from the MLS each time the page loads.
In the two years through August 2026, 10 units in the complex sold through the MLS, at prices from $300,000 to $555,000 and a median of $467,500. Over the longer record, 32 sales from June 2020 through August 2026 ran from $300,000 to $559,000 with a median of $448,475. The top of the record is $559,000 on Agoura Road #8 in September 2023 for a 1,158-square-foot two-bedroom; $555,000 on Agoura Road #4 in March 2026 for a 1,158-square-foot two-bedroom. The bottom is $305,000 on Lindero Canyon Road #15 in June 2020; $300,000 on Lindero Canyon Road #6 in December 2025.
The shape of the six years is the same as the rest of the Conejo Valley: sharp appreciation from 2020 into 2022 and a band since, with the premium inside the band going to the unit type, the position and the renovation. The two-bedrooms and the studios are two different markets, and a buyer should compare like with like; Gary Jacobs keeps the full sale-by-sale history and can say where a given unit sits in it.
Renting in Westpark Condos: leases and rental prices
No lease is recorded in the MLS sources this guide draws on, so it does not quote a rent for Westpark Condos; a current figure should come from the leasing agents who work these streets. Each association’s leasing rules — minimum terms, caps, pet rules — should be read before buying as an investment.
What inspectors find in Westpark Condos homes
These homes date from 1968, and the inspection carries the late-1960s list: original galvanised supply lines, original electrical panels of brands insurers now flag, single-pane aluminum windows where not replaced, original furnaces and ductwork, and roofs and sewer laterals at or past end of life. In attached communities add the association questions: who owns the roof, the exterior walls and the plumbing inside them, when the buildings were last repiped or reroofed, and whether the reserves are funded for the next round. Ask the association for the roof and plumbing history in writing.
Remodels that add value in Westpark Condos
In attached communities the remodel that pays is inside the walls: the kitchen opened to the living room, the baths, the floors, the windows where the association allows, and a laundry brought into the unit. What does not pay is anything the association will not approve or that the next buyer cannot see from the listing photos. Check the rules before the plans.

What to weigh before buying in Westpark Condos
Start with the association package, because at this price the dues are the purchase: the budget, the reserve study for 1968 buildings, the insurance certificate, the minutes for any special assessment, and what the fee includes. Then the unit type and the position. Then the unit, with the inspector briefed for the late 1960s and the association asked in writing when the roofs, the plumbing and the electrical were last done. Then financing: an older condominium community may not qualify for every loan program, which a lender should confirm before the offer.
Who buys in Westpark Condos
First-time buyers first, for whom West Park is the way into Westlake Village. Investors second, for the tenant pool the schools and the offices on Agoura Road create, subject to the association’s leasing rules. Downsizers third, for a single level with no yard at the lowest price in the city.
Buying or selling in Westpark Condos: practical notes
For a buyer, read the unit type off the square footage, take the association package from the disclosures before the inspection, and brief the inspector for the 1960s. Pull the permit history of any remodel from the city and the association. Confirm the school assignment for the exact address, and the loan program with the lender.
For a seller, the comparable is the same unit type, and the top of the record — $559,000 — is the renovated two-bedroom in the better position. Price to the record for the unit type, say the association fee and what it includes in the first lines of the listing, and let the condition argue for the top of the band.
