Morrison Ranch is about 1,200 houses built from 1979 to 1988 in Agoura Hills, north of Thousand Oaks Boulevard between Reyes Adobe Road and Kanan Road. It has four sections: East Meadows, North Meadows, the Highlands and Morrison Ranch South. Homes run from about 2,300 square feet in East Meadows to 5,700 in the Highlands, and one association, Morrison Ranch Estates, covers them all.

The Morrison Ranch sections, one by one
Morrison Ranch was built as four related sections from 1979 to 1988, and each has its own guide with the sale record, the fees, the schools and a map drawn to its parcels. The East and North Meadows are the flat ground, Ranch South the streets nearest Kanan Road, and the Highlands the hillside above them.

The homes
Four sections
Morrison Ranch was built over about ten years. East Meadows came first, about 316 homes finished mostly in 1980, with the smallest plans and the most single-story homes. North Meadows followed in 1982 on Fountainwood Street, with 45 larger homes added on Kimberly Drive in 1986 and 1987. Morrison Ranch South, about 425 homes on the west side, was built from 1983 to 1987. The Highlands, about 290 homes in the middle, went up from 1983 to 1988 and has the largest homes.
Sizes and lots
Homes in East Meadows, North Meadows and Ranch South are mostly 2,300 to 3,500 square feet on lots of 6,700 to 12,600 square feet. The Highlands homes are 3,800 to 5,700 square feet on lots of a quarter to two-thirds of an acre.
Owning here
The association
All of Morrison Ranch, about 1,200 homes, belongs to the Morrison Ranch Estates Homeowners Association. Recent listings show dues of $255 a quarter, about $85 a month. The association maintains the greenbelts and common landscaping and reviews exterior changes. There is no pool or clubhouse.
Schools
Morrison Ranch is in the Las Virgenes Unified School District. Willow Elementary is on Laro Drive inside Morrison Ranch; some addresses are assigned to Sumac or Yerba Buena Elementary instead. Middle school is Lindero Canyon and high school is Agoura High. Confirm the assignment for a specific address with the district.
What to check
The houses are 38 to 47 years old. Check the roof, windows, heating and air systems, and permits for additions. For homes backing to open space, check brush clearance and get an insurance quote early.

Recent sales
33 homes sold between November 2024 and September 2026, from $1,175,000 to $3,200,000, with a median of $1,829,000. By section, the medians were about $1,545,000 in East Meadows, $1,675,000 in Ranch South, $1,895,000 in North Meadows and $2,700,000 in the Highlands.
