The 1960s and 1970s tracts of central Thousand Oaks and Newbury Park are overwhelmingly single story, and several later tracts were built entirely on one level. Rather than lean on a couple of years of sales, this table counts every house: county building records paired with building footprints and heights for 27,862 houses across 204 mapped tracts, so a neighborhood that has not had a sale in years still shows up. Single-story houses here are smaller than two-story ones on average, so the median price is lower but the price per square foot is often higher:

What “single story” means in the MLS
The level count is entered by the listing agent. Split-level homes, homes with a step-down living room and homes with a bonus room over the garage are sometimes recorded as one story, and some one-story homes are recorded with a basement level. Always confirm the layout, especially the path from the garage and the front door to the primary bedroom.
